<br />-2- <br /> <br />rezoned from R-l to B-1. He indicated that he proposes to con- <br />struct a single family home with an attached beauty salon. The <br />rezoning would place the zoning line so that the beauty salon would <br />be located in B-1 zoning and the dwelling portion of the building <br />located in the R-l zone. In order to have the beauty salon in the <br />same structure, a variance to the side yard setback has also been <br />requested. Mr. Pettersen indicated that he is planning to construct <br />a parking lot consisting of 18 spaces, and because the lot would <br />extend closer than 10 feet to an adjoining R-3 parcel, he is also <br />requesting a variance to the parking setback for a small portion in <br />the southwest corner of the proposed lot. <br /> <br />Discussion <br /> <br />Mr. Membrez inquired as to why the location of the house could not <br />be moved to the north IS feet so as to alleviate the need to rezone <br />the north IS feet of Lot IS. The property line and the rezoning <br />line would then coincide. <br /> <br />Mr. Pettersen indicated that the reason he had not done this was be- <br />cause he would lose two parking spaces on the south end of his lot <br />due to the required setback requirements from an R-l parcel. <br /> <br />Mr. Pope stated that there appeared to be sufficient area for two <br />additional spaces on the north end of the parking lot and that per- <br />haps a variance could then be granted so that the lot could be <br />contiguous to the R-I property on the south. <br /> <br />Mr. Marvin Wa11berg, 3114 North Wilder, indicated that the plans <br />looked o.k. to him. <br /> <br />Mr. Vern Johnson felt that the development was an excellent trans- <br />itional use between the commercial and the residential areas. <br /> <br />Mrs. Demos also felt that the development was a good one. <br /> <br />Recommendation <br /> <br />Mr. Kellett Moved and Mr. V. Johnson Seconded, that the Commission <br />recommend approval of Gunnar Pettersen's request for rezoning from <br />R-l to B-1 and variances at 2034 West County Road D, with the <br />following amendments: <br /> <br />1. That the rezoning apply only to Lot 16, Block 1, of <br />Rochats Addition <br /> <br />2. That a variance to the parking setback requirement of 10 <br />feet from the R-1 parcel to the south of the parking lot <br />be granted, allowing the south end of the parking lot to <br />be coterminous with the property line. <br /> <br />Roll Call, Ayes: <br />Eagles and Pope. <br /> <br />Kellett, G. Johnson, V. Johnson, Membrez, Demos, <br />Nays: None. <br />
