<br />-4- <br /> <br />to permit the house to be located 28 feet from Matilda. <br /> <br />Discussion <br /> <br />Mr. Vern Johnson inquired as to why the house was not oriented <br />towards Matilda rather than Transit and suggested that perhaps <br />Ban-Con should present the house plans at the time of the Council <br />hearing. <br /> <br />Recommendation <br /> <br />Mr. Eagles Moved and Mr. Kellett Seconded,that the Commission <br />recommend approval of Ban-Con, Inc. 's request for variance to side <br />yard setback on corner lot at 280 Transit. Roll Call, Ayes: <br />Kellett, V. Johnson, Membrez, Demos, Eagles and Pope. Nays: G. <br />Joynson. <br /> <br />Planning File 673 - William Taubert request for division of a <br />lot at 2215 North Cleveland Avenue <br /> <br />Presentation <br /> <br />Mr. Taubert indicated that the lot in question consists of approxl- <br />mate1y l-~ acres. He is requesting approval to divide the lot into <br />two parcels, .76 acres and .71 acres. He stated that it is his <br />intention to construct a home on one of the lots and after landscap- <br />ing the other lot to sell it some time in the unknown future. <br /> <br />He indicated that since he plans to live in the area that he cer- <br />tainly would not want to do anything to damage the value of the <br />property. Since the lot is not presently serviced by sewer and <br />water, the cost of those improvements make it economically infeasi- <br />ble to leave the lot as one parcel. <br /> <br />Discussion <br /> <br />Mr. GOldberg, Village Engineer, indicated that Mr. Taubert has <br />petitioned the Village Council for the public improvements, sanitary <br />sewer and water, to service the property in question. The public <br />hearing on the installation of those utilities will be held on <br />March 14, 1972. <br /> <br />Mr. Perry, resident on the adjoining lot to the south, inquired if <br />there was any possibility of extending the sewer and water to his <br />property since he presently does not have those facilities. <br /> <br />Mr. Goldberg advised Mr. Perry to submit a letter to his office <br />requesting the extension of utilities and that he should come to <br />the hearing on the 14th of March. <br /> <br />Mr. Miller of 2224 Acorn indicated that he was opposed to dividing <br />the lot because the other lots in the neighborhood are allover an <br />acre and most are two or three acres in size; therefore, lots of <br />3/4's of an acre would not be in keeping with the character of the area, <br /> <br />Mr. Wood, 22S0 Acorn Road, also indicated that the lots would be <br />narrower than others in the neighborhood. <br />
