<br />-3- <br /> <br />Planning File 682 - Ban-Con, Inc. request for variance to side yard <br />683 setbacks at 560, 528 and 544 Iona Lane <br />~ <br /> <br />Presentation <br /> <br />No representative of Ban-Con, Inc. was present at the meeting. <br /> <br />Discussion <br /> <br />Several residents from the area expressed concern that a house was <br />being constructed on one of the lots in question before any action <br />had been taken on the variance by the Planning Commission or the <br />Council. Mr. Membrez noted that perhaps the developer should attempt <br />to place a home on the lots which would meet the requirements and not <br />necessitate a variance. <br /> <br />Mr. V. Johnson suggested that since the applicant was not present that <br />the matter should be laid over until the next regular meeting. <br /> <br />Recommendation <br /> <br />Mr. Membrez Moved and Mr. Eagles Seconded, that Ban-Con, Inc <br />request for variances to side yard setbacks at 560, 528 and 544 <br />Iona Lane be laid over until the next regular Commission meeting. <br />Roll Call, Ayes: V. Nays: None. <br /> <br />Planning File 685 - Kath Brothers request for rezoning from B-1 and <br />R-l to B-2 and Variance to parking requirement at <br />2425 North Rice Street <br /> <br />Presentation <br /> <br />Mr. Carl Lein, representing the applicant, indicated that the plan <br />and other information was on file and he would be happy to answer any <br />questions that the Commission might have. <br /> <br />Discussion <br /> <br />Mr. Membrez pointed out that the proposal provided for only 370 <br />parking spaces while the Village ordinance requires approximately <br />640 spaces for this particular development. <br /> <br />Mr. Membrez expressed his concern over the lack of parking for the <br />development. <br /> <br />Mr. Lien indicated that he was utilizing the parking formula as <br />recommended by the Urban Land Institute for shopping centers which <br />is 5.5 parking spaces per 1,000 square feet of shopping center area. <br />Mr. Lien indicated that he was convinced there would be sufficient <br />parking as proposed and that none of the potential renters that he <br />had spoken to have expressed any dissatisfaction with the amount of <br />parking provided. He stated that he could provide for 400 parking <br />spaces in the present plan. <br />
