<br />-2- <br /> <br />Mr. Raymond to attend the regular September Planning Commission meeting and <br />make his presentation again regarding the new Village Hall and fire station. <br />In addition, the Commission requested that the following items for informational <br />purposes be provided at the September Planning Commission meeting. <br /> <br />1. The estimated cost of the new Village Hall - Fire Station <br />2. The present debt payments of the Village and when these debts would be <br />retired. <br />3. What effect the construction of the new Village Hall and Fire Station <br />would have on the mill rate of the Village <br />4. Specific plans as to the use of the existing Village Hall after the new <br />Village Hall has been constructed. <br /> <br />The Chairman requested that all Commission members make every effort to attend <br />the September meeting at which time the Commission will take a position regarding <br />the need for and adequacy of the proposed new Village Hall and Fire Station. <br /> <br />Recommendation <br /> <br />Mrs. Demos moved and Mr. Membrez seconded, that the Capital Improvements Program <br />planning be laid over until the next regular Commission meeting. Nays: None. <br /> <br />Planning File 702 - Glen Mischke request for variance to side yard setback at <br />2211 West County Road C-2 <br /> <br />Presentation <br /> <br />Mr. Mischke has not provided the new survey of his property as requested by the <br />Planning Commission at their July meeting. <br /> <br />Recommendation <br /> <br />Mrs. Demos moved and Mr. Membrez seconded, that the Glen Mischke request for <br />variance to side yard setback at 2211 West County Road C-2 be laid over until <br />the next regular Commission meeting. Nays: None. <br /> <br />Planning File 707 - Titus, Inc. request for special use permit and variance <br />to parking requirement at 2351 North Fairview Avenue <br /> <br />Presentation <br /> <br />Mr. Kilstofte of Kilstofte Associates, Inc., architects, represented Titus, Inc. <br />He indicated that the proposed development consisted of two buildings with a total <br />gross retail floor area of 47,000 square feet. The larger building would contain <br />36,300 square feet and a smaller 10,700 square feet. The Village ordinance would <br />require approximately 415 parking spaces for the development. Using the Dayton <br />Development formula of 7 parking spaces per 1,000 square feet of floor area, the <br />proposed development would require approximately 329 parking spaces. Mr. Kilstofte <br />indicated that the proposal includes 286 parking spaces. He stated it was the <br />opinion of the developer that this would be a sufficient number of parking spaces <br />for the shopping center. <br /> <br />Mr. Kilstofte indicated that Titus, Inc. has a similar development in the South- <br />dale area called "Yorkdale Sh:)ps" which has a parking ratio of approximately 6 <br />spaces per each 1,000 sq. ft. of floor area which is less than the parking being <br />
