<br />-3- <br /> <br />proposed for this development. He indicated that possible tenants in the proposed <br />neighborhood center would include sporting goods, hardware, carpeting, paint- <br />wallpaper, music, gift shop and other specialty shops. He emphasized that this was <br />not a typical rectangular strip neighborhood center. That design had been con- <br />sidered important creating a more aesthetically pleasing concept. <br /> <br />Discussion <br /> <br />Mr. Jack Rice of the Dayton Development Company indicated that Daytons would not <br />permit Titus, Inc. to have an access from the frontage road. In response to a <br />question Mr. Kilstofte agreed to construction of 30 ft. wide entrance drives. <br /> <br />Mrs. Demos inquired if Titus had a lease agreement with Mr. Steak Restaurant <br />located to the west of the proposed development for parking purposes. <br /> <br />Mr. Jack Rice indicated in the negative. <br /> <br />Ron Larson, representing Mr. Steak Restaurant, stated that with the buildings located <br />as they are on the site, that the Mr. Steak Restaurant loses its visibility from <br />Fairview Avenue. He indicated that in the future he might desire consideration on <br />the part of the Planning Commission for raising his sign so that it can be seen from <br />Fairview Avenue. <br /> <br />Mr. Pope cOIIUllented that the Dayton formula of 7 parking spaces per I, 000 sq. ft. of <br />floor area seems a reasonable approach to the parking situation and that he would <br />question permitting less parking than required by that formula for this proposed <br />development. <br /> <br />Mrs. Demos expressed concern regarding the fact that some of the areas of the Center <br />would be very difficult to reach for fire trucks because of too tight of turning <br />angles. <br /> <br />Mr. G. Johnson felt there was a safety valve involved; i.e.,if there is not enough <br />parking available potential patrons would go elsewhere. He stated that since the <br />developer felt the parking waf sUfficient, he was inclined to vote in favor of the <br />application. <br /> <br />Mr. Membrez also was concerned about the lack of parking space; however, he too <br />felt that if the developer considered it to be sufficent that he would favor the <br />application. <br /> <br />Recommendation <br /> <br />Mr. Membrez moved and Mr. G. Johnson seconded, that the Commission recommend approval <br />of Titus, Inc. request for special use permit and variance to parking requirement <br />at 2351 North Fairview Avenue, with the following conditions: <br /> <br />1. That all entrance drives be 30 feet in width <br />2. That the entrance off Frontage Road be deleted <br />3. That all refuse storage be inside the building <br /> <br />Roll Call, Ayes: G. Johnson, Mernbrez, and Demos. Nays: Pope. <br />
