<br />-3- <br /> <br />Discussion <br /> <br />Mr. Membrez inquired if the architect felt that the parking provided was reasonable. <br />Mr. A1 Long indicated that this was not a typical retail business and that it was <br />his opinion that the Village parking requirement with regard to this project was <br />more than what would be needed. <br /> <br />Mrs. Demos inquired how long Mr. Long had been in the Cadalliac business and he <br />responded five years. <br /> <br />Mr. Jack Rice stated that the Dayton Corporation anticipated requiring the appli- <br />cant to continue the mansard roof on all four sides of the building. <br /> <br />Mr. Eagles expressed concern about a potential problem with the entry into the service <br />area from Prior Avenue. He felt there would only be roam for a two car stacking area <br />and there would be required to backup onto Prior Avenue. <br /> <br />Mrs. Demos asked if Daytons had any misgivings about deviating from the B-l- B zone <br />since they originally had requested this zoning for the area in question. <br /> <br />Mr. Rice responded that in this particular case they had no misgivings and that <br />they favored this rezoning for purposes of a Cadalliac dealership. However, from <br />Dayton's viewpoint this would be the only deviation from the B-l-B zoning in the area. <br /> <br />Mr. Pope inquired as to what happens if Long Cadalliac goes out of business in a few <br />years and the operation is sold to another car dealership. <br /> <br />Mr. Dick Long indicated that if he were to quit the dealership or for some other <br />reason leave the dealership that the Cadalliac Corporation would take it over and <br />assure that it remain a Cadalliac operation. <br /> <br />Mrs. Demos stated that since the B-l-B zoning had been created specifically for this <br />area, that she was opposed to any rezoning in the area and, therefore, opposed to <br />this application. <br /> <br />Mr. Kellett stated he found it incredible that a Cadalliac dealership would use a <br />residential design concept for its building. <br /> <br />Recamnendation <br /> <br />Mr. Membrez moved and Mr. G. Johnson seconded, that the Commission recommend approval <br />of Long Cadalliac's request for rezoning from B-l-B to B-3, special use permit and <br />variance to parking requirements at 2325 Prior Avenue with the conditions that the <br />building be treated as a four sided building, and that the brick water table and <br />mansard roof be used on all four sides of the proposed building.
