<br />-4- <br /> <br />nursing home is currently experiencing parking shortage and it was his cnntention <br />that this parcel would lend itself very readily to a functional parking lot for the <br />nursing hame employees and visitors. <br /> <br />Recormnendation <br /> <br />Mrs. Demos moved and Mr. Kellett seconded, that the Cormnission recormnend approval <br />of Gold Medallion Corporation's request for rezoning fram R-l to B-1 at 575 County <br />Road B. Roll Call, Ayes: Kellett, G. Johnson, Membrez Demos, Eagles, and Pope. <br />Nays: None. <br /> <br />Planning File 714 - Rose Building Corporation request for variance to parking require- <br />ment at 1515 West County Road B <br /> <br />Presentation <br /> <br />Mr. George Root, architect representing the applicant, indicated that the proposed <br />parking variance is for the Target Store located on County Road B. He stated that <br />Target proposed to build two additions to the existing building. <br /> <br />l. A seasonal sales area of approximately 4,000 square feet <br />2. A tire, battery and acces sory center of approximately 2,000 square feet <br /> <br />Because of the loss of parking spaces in constructing these two additions and the <br />additional parking spaces required because of the increased square footage of the total <br />building, Target is requesting a variance to the parking requirement of the Village. <br />The Village Code requirement would be for 866 total spaces. The proposed plan would <br />provide for 833 spaces, thereby creating a shortage of 33 spaces. <br /> <br />Discussion <br /> <br />Mrs. Demos indicated that she would like to see the Target Store repair their parking <br />lot and fill the holes which presently exist in the lot. <br /> <br />Mr. Pope indicated that he was disturbed by the presence of large truck trailers <br />located in the parking lot and around the store for purposes of storage of material <br />and of sales during vairous times of the year. He found these to be quite objectionable. <br /> <br />Reconrnendation <br /> <br />Mr. Kellett moved and Mr. G. Johnson seconded, that the Commissinn recommend approval <br />of Rose Building Corporation's request for variance to parking requirement at 1515 <br />West County Road B with the following conditions: <br /> <br />1. That truck trailers not be parked in the Target parking lot for purposes <br />of outside sales and storage <br />2. That the outside sales area for such items as lawn and garden supplies and <br />Christmas trees be limited to a 25 foot wide strip extending south from the <br />proposed TEA addition for 150 feet along the west side of the building. <br />Roll Call, Ayes: Kellett, G. Johnson, V. Johnson, Membrez, Demos, Eagles and Pope. <br />Nays: None. <br />
