<br />~2" <br /> <br />Planning File 749 - Richard Knutson request for variance to sign setback at 2151 North <br />Snelling Avenue <br /> <br />Presentation <br /> <br />Mr. Frank Freese of Lawrence Sign Company represented the applicant, The sign setback <br />requirements in the zoning district are 30 feet for the front yard and 25 feet for the <br />side yard. Mr. Freese indicated that the applicant proposes to place the sign within 20 <br />feet of the side yard and 20 feet of the front yard. He stated that the sign was proposed <br />to be placed at a 45 degree angle so that traffic would see it from all four sides. <br /> <br />Discussion <br /> <br />Mr. Membrez commented that sign variances on the west side of Snelling south of County <br />Road B are becoming a very critical problem. He indicated that the Connnission has re- <br />corrnnended approval on other variances in the same area and that it is getting hard to <br />control. <br /> <br />Mr. V. Johnson indicated that the Commission has been critized for making the west side of <br />Snelling into another "South Robert Street". He stated that the applicant has not demon- <br />strated that there is a hardship involved with the placement of the sign on this site. He <br />pointed out that when the variance had been granted to Arby's that the applicant had demon- <br />strated that unless the variance was granted, the visibility of his sign would be greatly <br />hindered. <br /> <br />Mr. Pope asked if the applicant would be willing to dedicate 10 feet of right-of-way on <br />County Road B. <br /> <br />Mr. Knutson indicated that he was currently negotiating with the County and did not feel <br />at this time that he wanted to make any committments on the right-of-way along County <br />Road B. <br /> <br />Mr. Eagles indicated that he would be opposed to placing a condition on the Commission <br />recommendation that would require a dedication of 10 feet of right-of-way on County Road B. <br /> <br />Mr. V. Johnson indicated that the code should apply and was opposed to any variance. <br /> <br />Mr. G. Johnson felt that the leverage being applied to obtain the dedication of right-of-way <br />on County Road B was too harsh c <br /> <br />Mr. Pope indicated that he did not favor the variance in the first place and secondly, <br />would not vote in favor of it unless the dedication of right~of~way was included, <br /> <br />Recorrnnendation <br /> <br />Mr. G. Johnson moved that the Commission recommend approval of a 10 foot variance to the <br />front yard sign setback requirement at 2151 North Snellingo <br /> <br />The motion died for lack of second, <br /> <br />Mrs. Demos moved and Mr. Kellett seconded ~ that the COImTlission recommend approval of a <br />10 foot variance to the front yard sign setback requirement at 2151 North Snelling with <br />the condition that 10 feet of additional right~of-way be dedicated on County Road B. <br />Roll Call, Ayes: Demos. Nays: V, Jolmson, Membrez, Eagles, Kellett, G. Jolmson and <br />Pope. <br />
