<br />-2- <br /> <br />Mr. Membrez connnented that he travels Dale Street every day and has never seen <br />a car struck on that street at any time. <br /> <br />Reconnnendation <br /> <br />Mr. Membrez moved and Mr. Kellett seconded, that the Commission reconnnend that the <br />third fire station not be located at County Road B and Western Avenue and further <br />reconnnends that the Village Council consider locating the fire station on the south- <br />east corner of County Road B and Dale Street. Roll Call, Ayes: Kellett, G. Johnson, <br />V. Johnson, Membrez, Demos, Eagles and Pope. Nays: None. <br /> <br />Plarming File 774 - James Trapp request for rezoning from I-I to 1-2 at 2425 West <br />County Road C-2 <br /> <br />Presentation <br /> <br />Mr. Trapp indicated that he presently operates the Cleanco Truck Wash on the property. <br />Approximately a year ago he leased part of the building for a diesel repair service. <br />He was then informed by the Village that either the property would have to be rezoned <br />to permit the diesel repair service, or the service would have to be removed. <br /> <br />Discussion <br /> <br />Mr. Pope expressed appreciation for the effort made by Mr. Trapp to clean up his <br />property and he hoped the remainder of the property would be cleaned and the general <br />appearance improved. <br /> <br />Mr. Membrez also indicated that he hoped the applicant would continue to improve the <br />appearance of his property. <br /> <br />Reconnnendation <br /> <br />Mr. Membrez moved and Mr. G. Johnson seconded, that the Connnission reconnnend approval <br />of James Trapp's request for rezoning from I-I to 1-2 at 2425 West County Road C-2. <br />Roll Call, Ayes: Kellett, G. Johnson, V. Johnson, Membrez, Demos, Eagles and Pope. <br />Nays: None. <br /> <br />Planning File 775 - Rueben Anderson request for division of lot and variances at <br />2366 Rose Place <br /> <br />Presentation <br /> <br />Mr. Anderson indicated that the property presently has one building which houses two <br />finns; API, Inc. and Viking Automatic Sprinkler Company. The division of the lot <br />would run down the comnon wall of the two firms. Because of the division, variances <br />would be needed to: <br /> <br />1. Side yard setback <br />2 . Rear yard setback <br />3. Floor area ratio <br />4. Off street parking spaces <br />5. Fronting of lots on dedicated roads <br /> <br />With regard to number 5, Mr. Anderson indicated that Viking Automatic Sprinklers, <br />which would not have frontage on a dedicated road, has a 50 foot perpetual easement <br />for the ingress and egress through the API parcel. He indicated that he would be <br />willing to grant a perpetual roadway easement of the 50 foot strip to the Village of <br />
