<br />-4- <br /> <br />Shafer Contracting Company's request for special use pennit at 646 West County <br />Road C with the following conditions: <br /> <br />1. That 10 feet of additional right-of-way be dedicated on County Road C <br />2. That the excavating penni t be granted for a period of one year <br />3. That the hours of operation for reIOOva1 of the material be limited to <br />7:00 .AM to 7:00 PM daily <br />4. That a bond be posted for the completion of grading and seeding in accord- <br />ance with the submitted plans. <br /> <br />Roll Call, Ayes: Kellett, G. Johnson, V. Johnson, Membrez, Demos, Eagles and Pope. <br />Nays: None. <br /> <br />Plarming File 778 - John Beneke request for division of lot at 2588 North Hamline Ave. <br /> <br />Presentation <br /> <br />Mr. Beneke indicated that the lot is approximately 250 feet deep and has 150 feet <br />of frontage. He proposes to divide the parcel into two lots each having 75 feet of <br />frontage on Hamline Avenue. He stated that he would be willing to dedicate 10 feet <br />of right-of-way on Hamline Avenue. <br /> <br />Recommendation <br /> <br />Mr. Membrez moved and Mrs. DeIOOs seconded, that the Connnission reconnnend approval of <br />John Beneke's request for division of lot at 2588 North Hamline Avenue with the con- <br />dition that 10 feet of additional right-of-way be dedicated on Hamline Avenue. Roll <br />Call, Ayes: Kellett, G. Johnson, V. Johnson, Membrez, Demos, Eagles and Pope. <br />Nays: None. <br /> <br />PI arming File 779 - Roger Lil1emoen request for variance to side yard setback at <br />3050 Little Bay Road <br /> <br />Presentation <br /> <br />Mr. Berreau, architect representing Mr. Lillemoen, indicated that his client proposes <br />to construct a home on the cul de sac of Sandy Hook Drive. He stated that the access <br />to the home would be from Little Bay Road and that the house would be located about <br />70 feet back from Little Bay Road. The house would be set back 13 feet from the <br />property line of the cu1 de sac on Sandy Hook Drive. The required setback at that point <br />would be 30 feet. Therefore, a 17 foot variance is requested. <br /> <br />Recomnendation <br /> <br />Mr. G. Membrez moved and Mr. Kellett seconded, that the Commission reconunend approval <br />of Roger Lillemoen's request for variance to side yard setback at 3050 Little Bay <br />Road. Roll Call, Ayes: Kellett, G. Johnson, V. Johnson, Membrez, Demos, Eagles and <br />Pope. Nays: None. <br /> <br />Planning File 780 - Michels Brothers request for preliminary plat, special use pennit <br />and rezoning from R-l to R-2 and B-1 at 1400 West County Road C-2. <br /> <br />Presentation <br /> <br />Mr. Ken Nordby, architect representing Michels Brothers, indicated that on the western <br />end of the property it is proposed that five duplexes be constructed on a cul de sac. <br />
