<br />-5- <br /> <br />It is also proposed that six duplexes be constructed on the north portion of the <br />property bordering County Road C-2. On the three lots on the south side of the <br />property bordering Centennial Drive, the applicant proposes to construct six one story <br />office buildings. <br /> <br />Discussion <br /> <br />Mr. Michels presented a petition which he said had been signed by 80-85% of the <br />property owners within 250 feet of his property, indicating they approved his <br />request for preliminary plat, special use permit and rezoning. Mr. Honchell pre- <br />sented the Plarming Commission a report regarding a 100' x 100' parcel that the <br />Village owns in the southwest corner of the Michels property. The parcel is for use <br />of the cuI de sac on Centennial Drive. Mr. Honchell indicated that if the Village <br />were to retain ownership of the 100' square, Michels would not be able to construct <br />the duplexes as proposed. He recomnended that because of the use of Centennial Drive, <br />does not mandate a cuI de sac construction, that a turn around be constructed rather <br />than a cuI de sac. He recommended that a 70 foot portion of the roadway which is 60 <br />feet in width be retained as an extension of Centennial in the parcel plus an add- <br />itional piece 30 feet north of this line and 40 feet long from the west boundary line <br />of the parcel. This would provide IOOre than ample area for a T type turn around. <br />He further recomnended that the property in excess of this, currently held as a 100' <br />piece be vacated. <br /> <br />Mr, Harry Koch, expressed the gratitude of the residents in the neighborhood for the <br />cooperative spirit of the Michels Brothers Construction Company. He indicated that <br />this process has shown what can happen when the developer and the residents cooperate. <br />He indicated he was not aware of any resident in the immediate area who was opposed to <br />the proposed project. <br /> <br />Mr, Marvin Trailer echoed Mr. Koch's comments. <br /> <br />Reconnnendation <br /> <br />Mr. Kellett moved and Mrs. Demos seconded, that the MIchels Brothers request for <br />preliminary plat, special use permit and rezoning from R-l to R-2 and B-1 at 1400 <br />West County Road C-2 be approved with the condition that a turn around on Centennial <br />Drive be constructed as recomnended by the Village Engineer and further recommended <br />that the property currently owned by Roseville for a cuI de sac on Centennial Drive <br />which is not needed for the turn around be returned to Michels Brothers ownership. <br />Roll Call, Ayes: Kellett, G. Johnson, Membrez, Demos, Eagles and Pope. <br />Nays: None, <br /> <br />Planning File 781 - Elmer Wolkerstorfer request for division of lot at 270 West <br />Minnesota Avenue <br /> <br />Presentation <br /> <br />Mr. Wolkerstorfer's daughter represented the applicant and indicated they intend to <br />divide the lot and construct a house on the newly created lot. <br /> <br />Recomnendation <br /> <br />Mr. Eagles moved and Mr. Kellett seconded, that the Commission recommend approval of <br />Elmer Wolkerstorfer' s request for division of lot at 270 West Minnesota Avenue.
