<br />-2- <br /> <br />Mrs. Demos suggested that the possibility of locating the installation in the park be <br />explored further. She felt that the noise generated by the motor in the building could <br />become rather bothersome to the people in the neighborhood. <br /> <br />Recommendation <br /> <br />Mr. V. Johnson moved and Mr. Kellett seconded that Williams Bros. Pipeline request for <br />special use permit at 2511 North Lexington Avenue be laid over until the next regular <br />Commission meeting to provide an opportunity for the applicant to further discuss the <br />proposal with the Village Planner. Roll Call, Ayes: Membrez, Demos, Kellett, V. <br />Johnson, and G. Johnson. Nays: Eagles. <br /> <br />Planning File 798 - Thomas Willmus request for rezoning from I-I to B-3 at 2486 North <br />Cleveland Avenue <br /> <br />Presentation <br /> <br />Mr. Bob Tansey, Attorney representing Mr. Willmus, indicated that they propose to rezone <br />the lot presently occupied by a single family house which is located just north of Nino's <br />Steak House. The lot has approximately lOa' frontage on -Cleveland Avenue and a depth of <br />approximately 327'. He stated that the lot would be used for parking when the Nino's <br />Steak House expands its facilities. <br /> <br />Discussion <br /> <br />Mr. Dahlgren indicated that the number of parking spaces provided meets the Village <br />Code requirements, however, he suggested to the applicant that they carefully analyze <br />their parking facilities to assure that the proposed parking is sufficient. He stated <br />that the existing conditions provides one parking space for each 2.4 seats and the pro- <br />posed plan provides for I parking space for each 3 seats. <br /> <br />Mr. Membrez indicated that he thought this was a wise move because the home presently <br />located on the property to be rezoned does not fit into the surrounding commercial area. <br /> <br />Mr. Tansey indicated that they were concerned about having sufficient parking for their <br />business and would take Mr. Dahlgren's comments into consideration. <br /> <br />Recorrnnendation <br /> <br />Mr. Membrez moved and Mrs. <br />of Thomas Willmus' request <br />Avenue. Roll Call, Ayes: <br />Nays: None 0 <br /> <br />Planning File 791 - Venture Theatres request for rezoning from R-I and B-I to B-I-B <br />and R-I, Special Use Permit and Preliminary Plat at 2660 North <br />Snelling Avenue. <br /> <br />Demos seconded, that the Commission recommend approval <br />for rezoning from I-I to B-3 at 2486 North Cleveland <br />Membrez, Demos, Eagles, Kellett, V. Johnson and G. Johnson. <br /> <br />Presentation <br /> <br />Mr. Rollie Crawford, Attorney representing Venture Theatres, indicated that they are <br />seeking approval of. a rezoning fromR-1 and B-I to B-I-B and R-I, Preliminary Plat, <br />and a special use permit for the site plan, as required in B-I-B zoning districts. <br />
