<br />- 3 - <br /> <br />Planning File 810 - Hess Kline request for Special use permit at 2775 Long Lake Road, variance <br />to sign height and size <br /> <br />Presentation~ <br /> <br />Gene Parranto, representing Hess Kline, reviev/ed the site history and gave a brief description <br />of whilt was beinQ proposed. He stated that the building specs for the proposed Volvo dealer- <br />ship would be identical to those that were used for the Oldsmobile dealership across the road. <br />He also stated that the conditions that were applied to th(> Oldsmobile dealership would also <br />be applied to this Volvo dea1ershipo <br /> <br />Recommendation <br /> <br />'.1r. t1embrez moved and t~r D George Johnson seconded II that the commi ss i on recommend approval of the <br />special use permit at 2775 Long Lake Road and the variance to sign height and size with the <br />following conditions~ <br />1) that the curb be poured in place for the parking lot area <br />2) that no pennants be a11ovledo <br /> <br />Roll Call ~ Ayes ~ George ,Johnson ~ Vern Johnson, t1embrez, Pope 0 Nays ~ None <br /> <br />Planning File 811 - Bert Quinn request for rezoning from 1-1 to B-3 at 2735 Long Lake Road <br /> <br />Presentation <br /> <br />Gene Parranto, representing Bert Quinn! stated that this was a request for rezoning to B-3 which <br />\<lou1d be compatible \'/ith the existing B-3 zoning on the properties immediately to the north. <br />t1r. Van Cleet of Les Byron Associates, the architects for the project, presented the site plan <br />to the commission. He indicated that the Kermedy-Cohn Corporation intended to open three <br />stores in the t1etro area and that the store would be the largest store as it would contain the <br />executive offices for the metro bY'am:he'S. He also stated that his sion consultants had met <br />with the staff and that a request for variance on a sign would be sub~itted at a later dateD <br /> <br />Discussion <br /> <br />Mro t1embrez vias concerned that this building was being built in a swamp as a marshy, low area is <br />indicated on the city maps in this area. <br /> <br />Charles Honchel1 was concerned that the city could not supply the v/ater demand needed for the <br />sprinkler system within the huilding and requested that the fire flow calculations be sub- <br />mitted as soon as possible. <br /> <br />Recommendation <br /> <br />Mr. t1embrez moved and Mr. V. Johnson seconded, that the commission recommend approval of the <br />rezoning from 1-1 to B-3 at 2735 Long Lake Road. Roll Ca11~ Ayes~ George Johnson, Vern <br />,Johnson, Membrez. Nays: None. Abstaining: Pope. <br /> <br />Mr. t1embrez moved and Mro V. Johnson seconded, that the commission recommend to the council <br />that they have the sprinkler vlater demand question answered as soon as possib1eo Roll Call: <br />Ayes~ Go Johnson$ V. Nays~ Noneo Abstaining: Pope. <br /> <br />Planning File 812 - Stero Construction Preliminary Plat "Oak Hill" at 235 Transit Avenue <br /> <br />Presentation <br /> <br />Mr. Steve Roberts of Stero Construction, presented the proposed olat to the commission. He <br />stated that it was approximately 4.5 acres in size and that the homes to be built there would <br />be no lower in value than the high $30,000 range. <br />
