-2- Planning File 840 - Construction 70 Request for Special Use Permit at 1215 Larpenteur Avenue Presentation Mr. Bob Lafferty, representing the Red Barn Restaurant, made a slide presentation of other Red Barn sites in the metropolitan area. In July 1973 this special use permit had been recommended for approval by the Planning Commission and approved by the City Council, However, the special use permit had expired in January 1974, therefore, it was necessary for the applicant to again make application for the permit. Discussion Mr. Dahlgren indicated that he thought there had been improvements in the parking scheme since the last application and that the applicant had done a good job with this site in providing for landscaping. Recommendation Mr. V. Johnson moved and Mr. Kellett seconded, that the Commission recommend approval of Construction 70' s request for special use permit at l215 Larpenteur Avenue. Roll Call, Ayes: Grauel, V. Johnson, Kellett, Mernbrez, Durgin and G. Johnson. Nays: None, Planning File 841 - Chris Christea request for division of lot at 12ll Oakcrest Presentation Chris Christea indicated that she had previously divided a lot on the east side of her property. Now she desires to divide the remaining lot. She stated that she has completed the filling of her property. Discussion Mr, Nagel, 2560 Fernwood Avenue, indicated that he had no objection to the proposed split, however, he was concerned about how much fill was going to be permitted on Lot 5, which had been created by the earlier lot split. Recommendation Mr, Kellett moved and Mr. Grauel seconded, that the Commission recommend approval of Chris Christea's request for division of a lot at 1211 Oakcrest. Roll Call, Ayes: Grauel, V. Johnson, Kellett, Membrez, Durgin and V. Johnson. Nays: None. Planning File 842 - Review of Zoning Ordinance Regarding Agricultural Uses in R-l zone Presentation Mr. Dahlgren indicated that earlier this year when Margolis Bros. had requested to use their R-l zoned property on Larpenteur Avenue, west of Galtier Street, for the growing of nursery stock, that it was discovered when the city ordinances were codified in September 1969, the section dealing with agricultural uses in residential zones was apparently deleted. The City Council has referred this matter to the Planning Commission for its review and recommendation. Mr. Dahlgren suggested that the Agricultural uses be inserted as a special use in the R-l zone.
