Mr, Sellergren indicated that the applicant does not intend to <br />improve Rose Place which is located on the south border of the property, Mro Sellergren <br />commented that the applicant was certainly willing to discuss the location of the pro- <br />posed private road on Mr, Klucsar's property in relation to the pondc He indicated that <br />the mobile homes can be placed in such a manner as to not interfere with the sewer trunk <br />line which TunS through the property, The applicant would be willing to do whatever <br />landscaping that the Planning Commission and Council felt was necessary, <br /> <br />Mr. Sellergren commented that Mr c Klucsar feels that this expansion of the mobile home <br />park would be an improvement for the community, <br /> <br />Mrc Howard Dahlgren presented a series of slides showing the existing mobile home court <br />and the property proposed for the eJq>ansion, <br /> <br />Mr, George Johnson asked what the time table for completion would be if it were approved, <br /> <br />Mrc Sellergren responded that financing is no problem, That they would begin immediately <br />and probably complete lt over a two year period, <br /> <br />Mr, Everett Burkholder, 2551 Lexington Avenue, stated there is no reason why the property <br />presently zoned R~2 cannot be developed for residential use as it is zonedc <br /> <br />Mr. Willard KoivIstO, resident of the present mobile home park stated his family en] oys <br />living there and that the proposal would improve the park and would be an asset to the <br />communI ty .' <br /> <br />Mr, Bob Jensen, 2584 Dellwood, indIcated that the buffer zone screening which had <br />prevlously been promised had not been completed, He stated that the neighbors have <br />been facing non~compliance by the trailer court owner for years c <br /> <br />My. Swanson~ 2574 Fernwood, lndlcated that there had been a tree and shrub buffer <br />at one time and that about one and one half years ago it was removed by the applicanL <br /> <br />One of the neighborhood residents inquired if it had been established if the pond could <br />handle the water runoff caused by the increased asphalt on the property, <br /> <br />Mr. Kramer indicated that the Engineering Department had been unable to determine the <br />exact amount of water which would drain into the pond because of insufficient inform- <br />ation supplied by the applicanL <br /> <br />Mr. Jensen, 2584 Dellwood, indicated there should be an engineering report regarding the <br />soil conditions tor the presently zoned R-2 area if the applicant is going to state, as <br />he has ~ that the soil conditions will not support single family homes or apartments 0 <br /> <br />MY s ResleT, 2590 Dellwood, asked where the storage for the mobile home residents <br />would be provided, <br /> <br />Mr, Sellergren stated If the Commission requested additional storage area that the <br />appl1cant would surely provide i L He also stated that the applicant was prepared to <br />discuss and provide additional open space and playground areao <br />
