<br />-3- <br /> <br />Planning File 864 - James Lund Construction Company request for preliminary plat <br />"James Lund Estates" at about 3009 Troseth Road <br /> <br />Presentation <br /> <br />Mr. James Lund indicated that he proposes to plat three single family home lots on the <br />property. All of the homes would face Troseth Road, He stated that he would take care <br />of the water drainage on his property to assure that it would not drain to his neighbor's <br />property, <br /> <br />Discussion <br /> <br />Mr, Grauel noted that the front footage of the lots was a little bit under the code <br />requirements but that the total square footage of all three lots greatly exceeded the <br />minimum requirements. <br /> <br />Mr. Membrez indicated that most of the single family home lots in that neighborhood were <br />approximately 75 feet so these lots were in keeping with the neighborhood. <br /> <br />Recommendation <br /> <br />Mr, G. Johnson and Mr. V, Johnson seconded, that the Commission recommend approval of <br />James Lund Construction Company's request for preliminary plat, "James Lund Estates" at <br />about 3009 Troseth Road. Roll Call, Ayes: Cushing, Durgin, G, Johnson, V, Johnson. <br />Kellett, Membrez and Grauel. Nays: None, <br /> <br />Planning File 865 - Mid America National Bank request for variance to side yard setback <br />at 2440 Fairview Avenue <br /> <br />Presentation <br /> <br />Mr. Jean Parranto represented Mid-America National Bank, He indicated that the request <br />includes the following changes from the previously approved site plan: <br /> <br />10 <br /> <br />Three additional driveup tellers would be constructed for a total of six <br />including the one located in the building, <br />A canopy would be constructed over the tellers. <br />The fence along the north side of the property would be moved north four <br />a distance east/west of approximately 40 feet at a point where the drivf <br />go up to the teller facilities. <br /> <br />feet for <br />turns to <br /> <br />2. <br />3, <br /> <br />He stated that the reason for change No. 3 was because the present alignment includes a <br />sharp turn and a sudden increase in grade making it very difficult for vehicles to make <br />the corner and get up to the tellers. By moving the fence back it would create a situation <br />where the car could more easily make the corner and get up the grade. The additional <br />tellers are needed to better serve the customers of the bank. <br /> <br />Discussion <br /> <br />Mr. Membrez stated that the bank seemed to be a nice operation, He thought that the appli. <br />cation was a good one, <br /> <br />Mr, John Bailey. homeowner adjacent to the bank property indicated that the bank had <br />been somewhat poorly designed and that the driveway to the tellers is indeed a poor <br />situation. He stated that his primary concern was with the proposal to move the fence <br />farther north toward his property, He asked why the retaining wall on the interior portion <br />of the property or a buffer curbed area on the interior portion of the property could not <br />
