Mr. Okerman indicated that the Lodge was attempting to keep as <br />many existing t~ees as possible. <br /> <br />Mr. Jim Daire, 2456 Hamline, stated that he was opposed to the proposal for the <br />following reasons: <br /> <br />1) on a religious basis <br />2) because the aesthetics of the building are not in keeping with the neighborhood <br />3) the value of the property as a botany study area for Ramsey High School would <br />be diminished. <br />4) the environmental disturbance in the area created by the new facility. The <br />water runoff in the area would no longer be absorbed into the ground but would <br />have to be piped to the lake. The lake is already filling with sand from <br />County Road B-2. <br />He concluded that he would advocate the purchase of the property by the City to be- <br />come part of Willow Park. <br /> <br />Mr. Vern May indicated that he opposed the project. He stated that if the Lodge were <br />constructed, then other properties in the area would also be rezoned or changed in <br />usage. <br /> <br />Mr. Okerman indicated that as soon as permission were granted, the Lodge intended to <br />construct the building and that financing was not a problem. Mr. John Robinson stated <br />that the Lodge has the cash on hand to buy the land and to build the Lodge with no <br />other financing needed. <br /> <br />Mr. Membrez indicated he is disturbed by the fact that the property is surrounded by <br />residential use. Mr. V. Johnson stated that in as much as the property is zoned <br />R-1 and there are many homes in the area, combined with the fact that it has not been <br />demonstrated that homes could not be built on the property in question, that he would <br />oppose the application. Mr. Kellett indicated that he would support denial based on <br />the proximity of the facility to the four houses which are located on small lots in <br />the area. He stated that the large scale of the facility would over-whelm the houses. <br /> <br />Recommendation <br /> <br />Mr. V. Johnson moved and Mrs. Cushing seconded that the Commission recommend denial <br />of Tusler Lodge request for rezoning from R-1 to R-3A, special use permit, division <br />of lot and conditional use permit at 1321 County Road B-2. Roll Call, Ayes: V. <br />Johnson, Kellett, Membrez, Cushing, and G. Johnson. Nays: None. Abstain: Grauel. <br /> <br />Planning File 884 - PIK Terminal request for rezoning from 1-1 to 1-2, special use <br />permit, vacation of right-of-way, and conditional use permit at 2690 Prior Avenue <br /> <br />Presentation <br /> <br />Mr. Eugene Pikoski represented PIK Terminal and Hyman Freightways. He stated that <br />Hyman has been at its present location for just over ten years. Mr. Pikoski stated <br />that Hyman could live with not vacating Iona Lane and Mt. Ridge Road south of Iona <br />Lane but that vacation of Mt. Ridge Road north of Iona Lane was vital to the overall <br />concept and without that vacation, the project would probably not be possible. He <br />stated the Hyman was not opposed to the closing of County Road C-2 across the lake, <br />
