<br />., <br />- I - <br /> <br />Recommendation <br /> <br />Mr. G, Johnson moved and Mr, Rukavina seconded, that the Commission recommend approval of <br />Curtis Kehr's request for rezoning from R-l to R-2 and division of lot at 972 Woodhill <br />Drive, Roll Call, Ayes: Rukavina, G. Johnson and Grauel. Nays: Mastel, Cushing and <br />Kellett. <br /> <br />~anning File 896 - Zimmerman Realty Request for Vacation of right-of-way - the east <br />one half of Pascal Avenue, north of Commerce Street and south of <br />TH 36 <br /> <br />Presentation <br /> <br />Mr, Robert Blomberg indicated that he is seeking to have the east half of Pascal Street <br />located north of Commerce and south of TH 36 vacated. He stated that the west half of the <br />street had been vacated many years ago but for some reason the east half was not, He <br />stated that the right-of-way would have no value to the City and that he proposes to sell <br />the property to State Farm Insurance for future expansion. <br /> <br />Recommendation <br /> <br />Mr. Kellett moved and Mr. Rukavina seconded, that the Commission recommend approval of <br />Zimmerman Realty's request for vacation of right-of-way, the east one half of Pascal <br />Avenue, north of Commerce Street and south of TH 36. with the condition that the City <br />retain a satisfactory easement for the storm sewer located in the area, Roll Call, Ayes'. <br />Rukavina, Mastel, Cushing, Go Johnson. Kellett and Grauel. Nays: None, <br /> <br />Planning File 897 - Ban-Con, Inc. request for variance to density requirements at <br />2335 and 2345 Woodbridge <br /> <br />Presentat ion <br /> <br />Mr. Hans Haugen of Ban-Con Corporation stated that this application is in regard to the <br />HIlIsborough Apartment buildings He stated that the Ban-Con Corporation as part of the <br />single family plat to the west of the Hillsborough apartments had dedicated to the City <br />a portion of the Hillsborough Apartment property. The property dedicated was a pond which <br />would become part of the Materion City Park. The Hillsborough Apartment buildings <br />originally had sufficient property for the number of apartment units on the land. However. <br />with the dedication of the pond area to the City, the remaining land occupied by the <br />apartments is inadequate to meet the density requirements for the number of units, The <br />variance would legalize the existing apartment building on the property. <br /> <br />Recommendat ion <br /> <br />Mr, Kellett moved and Mr. G. Johnson seconded, that the Commission recommend approval of <br />Ban-Con, Inc. request for variance to density requirements at 2335 and 2345 Woodbridge. <br />Roll Call, Ayes: Rukavina. Mastel. Johnson, Kellett and Grauel, Nays: None, <br /> <br />Planning File 898 - Michels Construction Company request for preliminary plat <br />"Michel's Roselawn No.2". <br /> <br />Presentation <br /> <br />Mr. Jim Michels indicated that he proposes to plat the area for single family homes. <br />The plat is located in an area where new City streets are being constructed, <br />
