<br />Mr, Grauel felt that the plat looked fine excapt for Lot No, 10, which was only 72 feet
<br />in depth and expressed concern about permitting a house to be constructed on the lot

<br />Mr, Jim Michels indicated that he had attempted to work with the property owner to the
<br />east of the lot in question, but was unable to arrive at a solution because one of the
<br />property owners was unwilling to sell,

<br />property owners in the area could work out a solution that they could then come in for

<br />ML Ray Kroiss indIcated that he proposes to plat 9 single family lots at the end of
<br />Wilder Street, Three of the lots would face Cleveland Avenue, The I-I zoning to the south
<br />of the R-l zoning would be used for the construction of an office warehouse facility, The
<br />building would be 14 feet in height, 300 feet in length and 180 feet in width, Mr, Kroiss
<br />indicated that the north and west portions of the building would be used for office space,
<br />He commented that the exterior design and materials would be the same on all four sides,
<br />He stated that the I-I portion of the property is 10 feet lower in grade than the proposed
<br />R-l portion, He stated that he proposed to use landscaping to provide additional screen.

<br />Mr, Robert Thompson, 3037 North Cleveland, indicated that this was a spot rezoning and
<br />that he objected to it, He stated that if the property were zoned I-I that the remaining
<br />property between the Roberts Warehousing on the south and the property in question would
<br />almost certainly be zoned to industrial use, He felt this would have a very detr imental
<br />impact on the homes bcated on the west side of Cleveland Avenue, He stated that the Roberts
<br />Warehousing to the south has many semi trucks at the facility at all times and could be
<br />considered a defacto truck terminal, He was concerned about the type of activities that
<br />would occur in the facility and what type of odors would be created, He also asked if a
<br />permit had been received from the Rice Creek Watershed District and if New Brighton had
<br />requested that Roseville postpone developments having effect on County Ditch 5 to Jones
<br />Lake,

<br />Mr, Wayne Duco, 3075 Wilder, was concerned about where the industrial zoning was going to
<br />stop if this were approved, He stated that he was a member of the Mounds View School
<br />District Board and was very concerned about the industrial zoning right next to the school
<br />property,

<br />Mr, Don Johnson, 1667 Mildred, representing Fairview Heights Homeowners Association,
<br />stated that their homeowners Association opposed the rezoning of this property,
