- 2-

Discussion

Mr. Dave Garde, 970 West County Road B, presented a petition to the Corrnnission
signed by residents in the neighborhood opposing the division of lot. Mr. Gorde
indicated that the proposed division would de-value the property in the area.
He stated that the residents enjoy their large lots and want to keep them.

Mr. Terry Foster corrnnented that the division of lot would create additional
congestion on Burke and would detract from the character of the block. He
stated that if this request were approved that the City should consider splitting
all of the lots located between County Road B and Burke in this area.

Mr. James Pirkl, 952 West Burke, opposed the division of the lot. He stated
that he likes the open space living in the area. He did not care to see any
more houses constructed.

Mr. Bob Hall, 934 County Road B, stated there has been very few homes built
in the area in the last several years, but there has been a great number of
homeowners who have improved their hous es. He opposed the division of lot and
corrnnented that the minimum requirements of the city code should protect the
residents in the neighborhood.

Mr. Ron Mattila, 968 Burke, read a letter from Mr. James Streadwick, 960 West
Burke, which indicated that Mr. Streadwick was opposed to the division and felt
that it would destroy the quiet country atmosphere of the neighborhood. He
felt that the granting of the request would set a dangerous precedent that could
eventually turn the neighborhood into a series of postage stamp lots that can
only harm Roseville's quality image.

Mr. Mattilla also indicated his opposition to the request.

Mr. V. Johnson stated that he was troubled by the application. The two lots
which would be created would be smaller than permitted by the City ordinance.
He conmented that it would be bad planning to permit the division of this one
lot. The entire neighborhood should be looked at as a total picture.

Mr. Rukavina indicated that the neighborhood appears to contain several lots
which have small frontage. However, in terms of lot size and depth, he felt
this division, if a-proved, would create a problem and, therefore, opposed the
request.

Mr. Grauel stated that the frontage and square footages were under sized, but
there is a need for single family homes in the comrrumity. He did not believe
that adding one more home on Burke at that point would create a problem.

Recommendation

Mr. V. Johnson moved and Mr. Kellett seconded, that the Commission recommend
denial of Max DeFlorin's request for division of lot at 964 County Road B.
Roll Call, Ayes: Cushing, V. Johnson, Kellett and Rukavina. Nays: G. Johnson,
Mastel and Grauel.
