<br />- 3- <br /> <br />Recommendation <br /> <br />Mrsc Cushing moved and Mr. Rukavina seconded, that the Ccrrnnission recommend approval of <br />H & W Motor Express request for variance to sign setback at 2720 North Fairview Avenue. <br />Roll Call, Ayes: ~stel, Cushing, G. Johnson, V. Johnson, Kellett, Rukavina and Grauel. <br />Nays: None, <br /> <br />Planning File 941 ~ Thomas Short request for division of lot at 929 Transit Avenue <br /> <br />Presentation <br /> <br />Mr. Thomas Short indicated that he proposes to divide an existing lot into two lots. He <br />stated that the size of the proposed two lots fits in with other existing lots in the <br />neighborhood. <br /> <br />Discussion <br /> <br />Mr. Carl Anderson, 917 Transit, stated that both lots would be less than the minimum code <br />requirement. He felt that if a home were constructed on thenorthern most lot there would <br />be an invasion of his privacy. <br /> <br />Mr. Art McCarthy, 939 Brooks, and Mr. Don Devens, resident on Brooks Avenue, both opposed <br />the division. <br /> <br />Mr. Allen Halvorson opposed the division because he felt the lots were too small compared <br />to other lots in the area. <br /> <br />Mr, V. Johnson stated that while he was sympathetic to the neighbors he saw two over- <br />riding issues. (I) that because of an existing sewer easement which splits the lot, a <br />home could not be constructed on the middle of the lot and would have to be built on one <br />side or the other of the easement; (2) Central Park located to the north of the northern <br />most proposed lot makes for a visually larger appearing area for that lot. <br /> <br />Mr. Rukavina indicated that since the City is not prepared to buy the property for park <br />purposes that it would be unfair to the owner to not pennit him to divide the Iota <br /> <br />Recorronendation <br /> <br />Jvtr. V. Johnson moved and Mro Rukavina seconded, that the Commission recommend approval of <br />Thomas Short's request for division of lot at 929 Transit Avenue. Roll Call, Ayes: <br />~stel, Cushing, G. Johnson, V. Johnson, Rukavina and Grauel. Nays: None, <br /> <br />Planning File 942 - Mid American Truck Lines request for variance to parking setback and <br />division of lot at 1743 County Road C <br /> <br />Presentation <br /> <br />Mr. John Finley, representing Mid American Truck Lines, indicated that Mid American Truck <br />proposes to sell the rear portion of their property on which is located a maintenance <br />building. The property will be purchased by Brittany Truck Lines. Because the City Code <br />requires that all lots must have access onto a public street, it is proposed that a street <br />be dedicated on the eastern border of Mid-American property. The street will end in a <br />cuI de sac on the property which Brittany is acquiring and, therefore, they will have access <br />to a public street. <br />
