<br />-5- <br /> <br />Discussion <br /> <br />Mr. Powell who owns the property directly south of the Heuser property (one vacant lot <br />and one lot occupied by his home) indicated he was not opposed to the rezoning. <br /> <br />Mr. V. Johnson asked if the rezoning were not approved if Chandler would still purchase <br />the property. <br /> <br />Mr, Dardell indicated he could not speak for the Vault Company but that the purchase <br />agreement specifically provides for the purchase to be contingent on the rezoning, <br />~~, Fuith, Executive Vice President of the Chandler Wilbert Vault Company, indicated <br />that Chandler has no present plans for the property in question, but that they do feel it <br />will be needed in the future for expansion. <br /> <br />Mr, V, Johnson commented that a rezoning to 1..1 without a specific development plan leaves <br />the property open as to what could be built there, This caused hlin concern because of the <br />close proximity of the surrounding single family residences. <br /> <br />Hr, Grauel stated that the Corrunission would certainly be much more comfortable if a specific <br />plan for development was accompanying the rezoning requesto <br /> <br />~~. Richard Willis, property owner adjacent to the property in question agreed that there <br />should be a specific proposal for the development. He stated that in the future when <br />Chandler has a concrete plan for development that they could return to the city and seek <br />the rezoning. He stated he had no objection to Chandler buying the property but he felt <br />there should be a specific plan for the development. <br /> <br />Mr. Jones, representing the Chandler Wilbert Company, stated that the va1ue of the property <br />is at least partially dependent on the rezoning and that the purchase price is, therefore, <br />dependent on the rezoning. <br /> <br />Mr. Art Beisang, living adjacent to the existing Chandler Wilbert parking lot stated that <br />he was opposed to the rezoning without a specific development plan. <br /> <br />Mr. Rukavina asked if it would be an insurmountable pToblem for Chandler to buy the property <br />now and apply for the rezoning when a concrete development plan could be proposed. <br /> <br />~~o Fuith stated that if Chandler buys the land and doesn't get the rezoning the property <br />is worth nothing to them and they are not in the real estate business, <br /> <br />Mr, Dennis Dreckart, 2241 Dellwood, stated that he was con.:erned about the intent of the <br />Vault Company. He stated that the next two properties to the south are also owned by a <br />Chandler employee. He was concerned about what the future Jnlghr hold, <br /> <br />Mr. V, Johnson stated that he was not comfortable with the situation the Conunission was <br />in because if the request is denied we may be reducing the amount of money received by the <br />gentleman who owns the property and is retiring, He commented that he hoped that the <br />Chandler Company would pay the same price for the property regardless of whether 01' not the <br />rezoning is obtained at this time. <br /> <br />Mr. Rukavina stated that he would want to see a specific development plan for the property. <br /> <br />Mr. Grauel stated that he could not vote for the application without seeing specific plans <br />for construction. <br />
