Johnson, Rukavina and Grauel. <br />Nays; None. <br /> <br />Planning File 948 - Hess Kline request for variance to sign ordinance at 2775 Highway 35W <br />Presentation <br /> <br />Mr, Jean Parranto, representing Hess Kline, indicated that Hr. Kline is constructing a Volvo <br />Dealership on the west side of Long Lake Road for which a sign variance had previously been <br />approved which would permit a sign 34 feet high and 238 square feet. He indicated this sign <br />would not be constructed if the proposed variance were approved. He stated that Kline is now <br />proposing to construct a sign on the Volvo Property 34 feet high and 72 square feet. He is <br />also proposing to construct the same size sign for the Volvo dealership on the Kline Oldsmobile <br />property next to Highway 35W. Because this would be considered an advertising sign, a var- <br />iance is being requested. <br /> <br />Discussion <br /> <br />Mr. Rukavina stated that he could not see the need for the two signs and felt that the <br />Commission would be permitting the development of a forest of signs in that area. <br /> <br />Recomnendation <br /> <br />Mr. Rukavina moved and Mrs. Cushing seconded, that the Conunission recommend denial of <br />Hess Kline's request for varia~nce to sign ordinmlce at 2775 Highway 3S W. Roll Call, Ayes: <br />Cushing, G. Johnson and Rukavina. Nays: Hastel, V. Johnson and Grauel. <br /> <br />Planning File 947 - James Larson request for division of lot at 2228 North Rosewood <br /> <br />Mr. James Larson indicated that he proposes to divide the lot into two lots. One of the new <br />lots would contain their existing home and he plans to construct a new home on the other lot. <br />He stated that previously a drainage easement existed on the western portion of the lot but <br />that because the stonn sewer has now been constructed the drainage easement is no longer <br />necessary. <br /> <br />Discussion <br /> <br />Mr. Rukavina asked if there was any restriction in the deed regarding the size of the lot, <br /> <br />HI', Larson stated that he did not know 0 <br /> <br />Mr. Ernest Cutting, Attorney representing several residents in the neighborhood, presented <br />to the Planning Commission copies of several documents. including a deed which indicated <br />that the property in question had a deed restriction which required a minimum area of <br />10,000 square feet. The proposed lots do not each contain 10,000 square feet. Mr. Cutting <br />also indicated that no lot in the neighborhood has an area of less than 12,000 square feet. <br />He stated that the deed restrictions are in effect until 1981o <br /> <br />Mr. Larson requested that his application be withdrawn. <br />
