<br />-8- <br /> <br />Planning File 949 ~ Michels Construction Company request for preliminary plat 'Michels <br />Lake Park" at 2500 North Hamline <br /> <br />Presentation <br /> <br />Jim Michels, Vice President of Michels Construc~ion Company, indicated that they proposed <br />to develop the property with two cuI de sacs; one entering from Hamline Avenue and the other <br />entering from Fernwood. He stated that the center portion of the property would be dedicated <br />to the City of Rosevil1e for park purposes and would became part of the adjacent park <br />property. The plat includes 27 lots. <br /> <br />Discussion <br /> <br />ML Dahlgren stated that through the years munerous individuals have approached the City <br />regarding the development of this property, Of all the proposals, he felt that this was the <br />best and was, indeed, a very fine development plan, <br /> <br />Mr, Bill Ellings, resident in the neighborhood, stated he was very much in favor of the <br />proposal and that he would like to see Brooks Avenue tied into Fernwood Avenue 0 He felt <br />this was a must. <br /> <br />A resident on Oakcrest stated that his primary concern was that all the lot SIzes are in <br />accordance with the City Code, <br /> <br />Mra Mastel indicated he felt the ~lichels Brothers should be complimented on their fine pro- <br />posaL <br /> <br />Recommendation <br /> <br />Mr. G, Johnson moved and Mr. Kellett seconded, that the Cormnission recommend approval of <br />Michel's Construction Company request for preliminary plat "Michels Lake Park" at 2500 <br />North Hamline and that the Corrnnission also recommend that Fernwood Avenue be improved be- <br />tween Brooks and Oakcrest and that the dedication of the park property be accepted by the <br />City. Roll Call, Ayes: ~stel, Cushing, G. Johnson, V. Johnson, Kellett, Rukavina and <br />Graue 1. Nays: None. <br /> <br />Planning File 946.. Ban-Con, Inc. request for division of lot and rezoning from R~ 6 to <br />R-l at 255 Grandview <br /> <br />Presentation <br /> <br />Mr. Hans Haugen, representing Ban Con, indic.ated that they pruposed to rezone the property <br />from R.6 to R-l and divide it so that single family homes can be constructed" <br /> <br />Recormnendation <br /> <br />ML Mastel moved and Mr Rukavina seconded. that the COffilll$SlOn recorrmend approval of <br />Ban" Con, Inc request fOI division of lot and rezoning from R~6 to R-l at 255 Grandview, <br />Roll Call, Ayes; Mastel, C.ushing, Go Johnson, V, Johnson, Kellett, Rukavina and GraueL <br />Nays: None. <br />
