<br />~30 <br /> <br />Discussion <br /> <br />Mr, Grauel indicated that the County had divided this parcel without the approval of the <br />City and that because the division has occurred it was much more difficult for the City <br />to obtain the necessary easements or dedication of right~of~way for the possible extension <br />of Wagner Street, <br /> <br />Mr, Go Johnson inquired if money would be available from the Open Space Department to pur- <br />chase Mr, Werdiski' s home when it becomes available, <br /> <br />Mr, Broser stated that the Open Space Department has first option to buy his home and <br />probably money would be available although it was unknown for sue at this time, <br /> <br />Recorrnnendation <br /> <br />Mr, Kellett moved and Mrs, CushIng seconded, that the Corrnnission recommend approval of <br />P~ey County's request for division of lot at 386 Wagner with the notation that the right- <br />of~way necessary for the extension of Wagner Street be dedicated at the time that Ramsey <br />County purchases Mr, Werdiski' s home for open space purposes, Roll Call, Ayes: Cushing, <br />Go Johnson, Kellett, Rukavina, Hastel and Grauel. Nays: None, <br /> <br />Planning File 951 ~ Elizabeth Scherwinka request for division of lot at 2250 St, Croix Street <br /> <br />Presentation <br /> <br />Hr. Fred Thomas, realtor representing Hrs, Scherwinka, indicated that she proposes to divide <br />her lot into two equal parts and sell the existing home as well as the newly created vacant <br />lot, <br /> <br />Discussion <br /> <br />Mr, Grauel commented that Mr, Dahlgren has suggested that the lot not be divided in half <br />because the existing home would have a rear yard setback of only 18 feet, The required set- <br />back is 30 feet, The proposed property line could be moved 12 feet to the west, thereby <br />establishing a 30 foot setback for the existing home, Mr, Grauel asked if this would create <br />any problems for the property owner, <br /> <br />Mr. Thomas responded that there is presently a purchaser of the property with the existing <br />home and that the FHA has approved a loan with the lot size as proposed by the applicant. <br /> <br />~1r, Grauel stated that the felt there would be no loss in value to the property by moving <br />the proposed property line 12 feet, <br /> <br />Recommendation <br /> <br />Mro Go Johnson moved and Mr, Rukavina seconded, that the Commission recommend approval of <br />Elizabeth Scherwinka's request for division of a lot at 2250 St. Croix Street with the <br />condition that the property line be located so that a 30 foot rear yard setback from the <br />existing home would be maintained, The westerly lot would have a depth of 123 feet, and <br />the easterly lot a depth of 147 feet. Roll Call, Ayes: Cushing, G, Johnson, Kellett, <br />Rukavina, Mastel and Grauel.
