Johnson felt the.re were too many unkno"TIS at this time to warrant the vaca- <br />tion of the street and that he would be opposed. Mrs. Cushing commented that she <br />could foresee a developer buying all the vacant land in the area and putting to- <br />gether a development proposal \mich would not be compatible with the surrounding <br />neighborhood. <br /> <br />Mr. V. Johnson stated that he was troubled by where the property to the north would <br />have its access. Mr. Rukavina also felt there were too many unanswered questions. <br /> <br />Recommendation <br /> <br />Mr. Kellett moved to recommend approval of Mr. Harry Neimeyer's request for vacation <br />of right-of-way (portion of-Albemarle Street). 1ne motion died for lack of a second. <br />-Y'r <br /> <br />!\rr. Rukavina moved and Mrs. Simons seconded that the Commission recommend denial of <br />Harry Neimeyer's request for vacation of right-of-way (portion of Albemarle Street). <br />Roll Call, Ayes: Rukavina, Simons, Cushing, G. Johnson. <br />Nays: Kellett. <br /> <br />Planning File 958 - Irving Margolis' request for special use permit for planned unit <br />development at 1171 West Larpenteur Avenue. <br /> <br />Presentation <br /> <br />Mr. Norm Brody, attorney representing Mr. Margolis, indicated that about two years ago <br />Mr. Margolis had received a temporary permit to operate his nursery business at its <br />present location. He stated that they are now applying for a special use permit to <br />retain the facility as a permanent operation. ~IT. Brody indicated that there are <br />about seven parking spaces in the area of the retail store and that there were addi- <br />tional parking spaces on the south side of the shopping center. In addition, !\IT. <br />~~rgolis has a joint parking agreement on the southerly 165 feet, bOrdering Larpen- <br />teur Avenue, of the old Spartan Store property. <br /> <br />Discussion <br /> <br />Mr. V. Johnson commented that apparently many of Mr. Margolis' customers park on the <br />old Spartan Store parking lot. He asked what would happen if the property O1Vller were <br />to put up a fence on the property line. Mr. V. Johnson indicated that if the Plan- <br />ning Commission recommends approval of this application, they are knowingly pernutting <br />the use of the adjacent parking lot, which is not rnvned by Mr. Margolis. He stated <br />that he would be much more comfortable if Mr. ~furgolis obtained a letter from Apple- <br />baum's, which is apparently the chief tennant in the old Spartan Store, agreeing to <br />let him use their parking lot. <br /> <br />~Ir. Kellett commented that he felt ~Ir. Margolis has better customer service from his <br />present location that from his old location on Lexington Avenue. Mr. G. Johnson felt <br />the suggestion by Mr. V. Johnson that a letter be obtained from Applebaum's would be <br />a good idea. <br />
