<br />-4- <br /> <br />Mr. Dol~la5 DeCo~cer, realtor indicated that the gasoline service IS economic- <br />ally essential because of the high price of the property. <br /> <br />Discussion <br /> <br />I.1r. G. Johnson indicated that an additional 10 feet of right-of-\\ay on Rosela\\'Il <br />and 16~ feet of right-of-way on Lexington is required. <br /> <br />~IT. Shatz indicated that they would be very willing to dedicate the necessary <br />right-of-way assuming that it would be counted as green area. <br /> <br />~~. V. Johnson asked what 7-11 would do if the gas pumps were not permitted. <br />Mr. Shatz indicated that he felt the gas was an essential part of the operation <br />becaQse of the cost of the property, however, if the gas pumps were not <br />permitted, they would increase the parking. <br /> <br />~,1r. Dahlgren presented a plan which removed the gasoline island and \'lould not <br />require a parking variance. <br /> <br />Mrs. Cushing inquired as to what kind of treatment Ivould be on the \<lest side of <br />the property. <br /> <br />Mr. Shatz indicated there would be fence approximately 5!;z feet high. Hr. Shatz <br />indicated that the advantage of selling gasoline in terms of the econo~ics IS <br />that no additional personnel is required since it is self service. <br /> <br />Mr. Rukavina suggested that there seemed to be a lot of business activity on <br />such a small lot. <br /> <br />Mr. Bruce Ryden, City Fire ~nrshal, indicated that he had reservations abotrt <br />the location of the pump in terms of the state requirement for line of sight <br />requirements. He also felt that one employee watching the store and the self <br />service pumps would not provide sufficient supervision for the pumps. <br /> <br />~rr. Shatz indicated that they would meet all the state requirements and that they <br />have found in their other locations that one attendant on duty is sufficnet when <br />a gas pump is included. <br /> <br />~.1r. Dick Hauck, 1131 Rosela\VTI, stated that he was initially happy when he heard <br />that the existing gas station was going to disappear. Hmvever, he \Vas not happy <br />to see that the proposal includes gasoline service. <br /> <br />Mr. Simons indicated that he did not feel that the proposal provided adequate <br />parking. <br /> <br />Recommendation <br /> <br />Mr. Kellett nxwed and ~Ir. Simons seconded, that the Commission recorrmmed approval <br />of Southland Corporation's request for variance to rear yard setback and denial <br />of the request for variance to nuwber of parking spaces at lY09 Lexington Avenue <br />\<Ii th the folil:owing conditions: <br />
