That all 1 lscaping, ground cover, trees and shrubs be maintained by <br />the developer and replaced if unduly damaged or lost through other causes. <br />That bond be posted to approximately 1 and ;:1 times the cost of grotmds <br />improvements including streets, landscap~d areas, side~alks and poinding <br />area to assure the completion in accordance with plans and specification. <br />That the exterior storage of trash, receptacles, garbage cans, \\aste and <br />other refuse shall not be allowed on the property. In addition, exterior <br />storage of boats, camper units and inoperative cars shall not be allowed <br />for a period exceeding 7 days. <br /> <br />6. That the total development of structures and grounds facilities as sho\Yn <br />on the approved plans be accomplished within an 18 month period from date <br />of issuance of the building permit unless delayed by acts of God or <br />conditions beyond the control of the developer. <br /> <br />7. That the mvner dedicate the necessary right-of-way as required by the <br />Hinnesota Highway Department to a maximum of 120 feet from the center of <br />Snelling Avenue east to the proposed lot line. <br /> <br />8. Highway 36 <br /> <br />Presentation <br /> <br />Mr. Leonard Navoss, president of M. M. Development Corporation indicated that the <br />total parcel o\'tned by Allied Stores is approximately 18 acres and that M. M. <br />Development Corporation proposes to buy approximately the eastern 10 acres of <br />which 7 acres would be used for the construction of a LaBe11es Store. Allied <br />Stores would retain owTIership of the westerly 8 acres. The easterly 10 acres <br />,.,ould be rezoned to B-l- B and the westerly 8 acres would be rezoned from light <br />indistrial to B-1. 11e stated that because of th~ potential traffic problem in <br />the area, the firm of Bather Ringrose Engineering was hired to conduct a traffic <br />study. A representative from Bather Ringrose made his presentation ~~d summar- <br />ized with the following recommendations and conclusions: <br /> <br />1. An industrial land use would generate the lowest number of trips/day, <br />but the highest number of trucks/day. <br /> <br />2. The peak hour traffic impact of an all office development equals the <br />impact of the proposed development. <br />
