Mr. Kimpel indicated <br />that the shops proposed to be included in the retail area would include a pro shop, <br />nutrition food store and various other speciality shops, He stated that nothing has been <br />firmly contracted. <br /> <br />My, Marvin \\blfenson~ President of Normandale Tennis Clubs, indicated that he has been in <br />the business for eleven yearso <br /> <br />Mro Harry Ray, representing residents to the east of the proposed development indicated <br />that they were not opposed per se to the club, He asked what provisions were being made <br />for drainage in the area. <br /> <br />My, Kimpel Indicated that the water would be drained to the proposed ponding areas on the <br />east side of the tennis club building and then into the storm sewer system, <br /> <br />Mro Ray asked if it would be possible to have berms along the east side of the property <br />along Fry StreeL <br /> <br />Mr, Kimpel responded that he didn't feel a berm along Pry would be good for the residents <br />because it would restrict the drainage from the residential area and from Pry Street. <br />Mr, Kimpel indicated that the top of parapet of the proposed building would be approxi- <br />mately 23 feet higher than the elevation of Pry Street. <br /> <br />The resident at 1722 Oakcrest, indicated that he and several of the citizens to the north <br />of the proposed development are not per se opposed to the club but did express concerns <br />about the proposed free standing restaurant and asked why this could not be a part of the <br />main building. He also felt the information regarding the proposed restaurant was so in- <br />complete at this time that it should not be considered as part of this application. <br /> <br />Mr, V, Johnson asked if the applicant would be willing to exclude the restaurant at this <br />time and return with a new application when a specific restaurant could be proposed, <br /> <br />Mr. Kimpel stated as long as the owner could be assured that he could use approximately <br />14~OOO sqo ft. for a restaurant in the future, he felt it would be reasonable. <br /> <br />The resident at 1722 Oakcrest asked the Planning Connnission to deny the restaurant portion <br />of the applicationo <br /> <br />Mr, Ray stated that the residents to the east prefer to have the outside tennis courts <br />elirninated~ construction of a berm between Pry Street and the building, as high as <br />permitted and still retain sufficient ponding area to meet the requirements. He proposed <br />that the ponding areas be located between the berm and the building. He also stated that <br />the residents were concerned that the drainage be handled adequately. He commented that <br />the residents would prefer that the east side of the berm not be moved but be allowed to <br />grow wild, <br /> <br />Mr. Steve Tedesco, resident east of the proposal, indicated that the residents wanted a <br />berm as high as possible, a fence and three rows of evergreens on top of the berm. Also <br />assurance that the development would not cause drainage problems for the residents. <br /> <br />Mro Allan Hedlund, resident on Oakcrest Avenue, indicated that the residents on the north <br />would also like a 100 foot setback between the building and the property line on the <br />north side, rather than the proposed 50 foot. <br /> <br />M!'o John Weiss stated that he would like a 100 foot buffer on the west side and also as <br />high a berm as possible. <br />
