<br />-6- <br /> <br />Mro Daubney indicated that the applicant originally requested that truck rental be <br />included as a special use in the I -1 zoning district. However, the Council had seen <br />fit to include it only as a special use in the I-2 zoning district. <br /> <br />Mro Grauel indicated that knowing what he does at this time, that he would be willing <br />to consider making truck rental a special use in the I-I zoning district, <br /> <br />Recommendation <br /> <br />Mr, Kellett moved and Mrso Cushing seconded, that the Commission recommend denial of <br />MAT Properties request for rezoning from I-I to 1-2 and special use permit at 1920 County <br />Road C and also recommend that the City Council consider including truck rental as a <br />special use in the I-I zoning district. Further, that if. the Council approved truck rental <br />as a special use in the I-I zoning, the Commission would reconsider this request and if <br />recorrnnended for approval would recorrnnend a limited period of time for the permito Roll <br />Call~ Ayes: Mastel~ Cushing, G, Johnson, Kellett and V. Johnson 0 Nays: Simons. <br /> <br />ML Simons indicated that he voted no, not because he was opposed to recommending denial, <br />but because he was opposed to including truck rental as a special use in the I-I zoning <br />district, <br /> <br />Ivlr, Kellett moved to reconsider the previous motion. The motion died for lack of a second. <br /> <br />IYh'. Kellett moved and Mrs, Cushing seconded, that the Corrnnission would recommend approval <br />if MAT properties were to request a special use permit for a truck rental operation in I-I <br />zoning at 1920 County Road C with the condition that the permit expire three years after <br />the date of approval. Roll Call, Ayes: Mastel, Cushing, G. Johnson, Kellett and V. <br />J ohnsono Nays: Simons 0 <br /> <br />Planning File 992 ~ Niemec & Burrow request for rezoning from R-I to B-1 and B-2 <br />at 2381 Rice Street <br /> <br />Presentation <br /> <br />Mr,. Gene Trorbridge, representing the applicant, indicated they propose to construct <br />a building approxmiately 1600 so, fto with retail uses on the easterly half of the building <br />and office space on the westerl) half. <br /> <br />Mr, Lammers, architect for the applicant, indicated that no variances are required and <br />that sufficient parking is provided. <br /> <br />Discussion <br /> <br />Mro G. Johnson corrnnented that the State Highway Department had indicated a need for 17 <br />feet of additional right-of-way on Rice Street and asked how the applicant reacted to that. <br /> <br />Mrc Trowbridge responded they would be willing to reduce the size of the building by <br />17 feet in length since there had been no specific use of the building. It was their <br />desire to have a building which would fit properly on the property that was available. <br /> <br />NOCo Dahlgren suggested that a 2S foot wide green area on the applicants property could be <br />maintained on Rice Street which would leave at least 8 feet of green area if and when <br />the highway department would need the 17 feet. He suggested that the building would then <br />need to be reduced by only 10 feet, making a total length of 160 feet. The applicant felt <br />that would be a very reasonable approach. <br /> <br />Mr, Dahlgren also indicated that it has not been the practice of the City to ask for <br />the dedication of right-of-way which is needed by the Minnesota Highway Department. <br />
