<br />-2- <br /> <br />Planning File 996 - Barry O'Meara request for preliminary plat Hedlund Southview" <br />and vacation of right-of-way at about 3051 Fairview Avenue <br /> <br />Presentation. <br /> <br />Mr. O'Meara indicated that he is combining the property which was previously platted with <br />Mr. Harland Hedlund's property and proposing one larger plat. He indicated that the pre- <br />viousproposal included cuI de sacs on Arthur Street and Mildred Drive. The present proposal <br />is to connect Arthur and Mildred Drive so there would be no cul-de-sacs. <br /> <br />Discussion <br /> <br />Mr. Rukavina felt the proposed plat solved the problem of mhe two cul-de-sacs which he <br />personally did not favor as a member of the Fire Department. He stated that he supported <br />the proposal. <br /> <br />Recommendation <br /> <br />Mr. Rukavina moved and Mr. Mastel seconded, that the Commission recommend approval of Barry <br />O'Meara's request for preliminary plat "Hedlund Southview" and vacation of right-of-way at <br />about 3051 Fairview. Roll Call, Ayes: Mastel, Simons, Kellett, Rukavina and G. Johnson. <br />Nays: None. <br /> <br />Planning File 997 - Dwayne Albrecht request for rezoning from R-l to I-I and special use <br />permi t at 1408 County Road C <br /> <br />Presentation <br /> <br />Mr. Albrecht indicated that he proposes to rezone the southern portion of the former Century <br />Fence property from R-l to I -1. He indicated that the property would be used for his land- <br />scape construction business. Mr. Albrecht stated there will be no commercial sales from the <br />property and there \~ill be no rental of equipment. He indicated he was contemplating a <br />green colored metal building. Mr. Albrecht indicated he \~ou1d be agreeable to a IS' dense <br />landscaping screening area on the westerly and southerly property lines and also that the use <br />of the southerly 100 feet of the property be limited to nursery stock only. <br /> <br />Recommendation <br /> <br />Hr. Mastel moved and Mr. Rukavina seconded, that the Commission recommend approval of <br />Dwayne Albrecht's request for rezoning from R-1 to I-l and special use permit at l408 <br />County Road C ,<lith the following conditions: <br /> <br />1. That a l5 foot wide dense landscaped screening area be developed and maintained <br />contiguous to the westerly and southerly property lines subject to staff approval <br />of a detailed landscape design. <br /> <br />2. That any open storage in the southerly 100 feet of the property be confined to <br />nursery stock holding as proposed in the applicant's site plan. <br /> <br />Roll Call, Ayes: Mastel, Simons, Kellett, Rukavina and G. Johnson. Nays: None. <br />
