Paul Rd::>erts indicated that he had revised his previous plan to one which would allow <br />duplexes to be built on Albe:rmarle and still leave a lot zoned B-1 on Rice Street 0 He <br />went on to indicate that the duplexes would each have separate sewer and water services <br />installed and that the plat had shown easenents as necessary for the proper flow of storm <br />drainage water through and across the property. <br /> <br />Discussion <br /> <br />Mr c Rukavina asked if the building proposed by Mr 0 Roberts in the Planner is report was <br />going to be the one constmcted on all sites. He indicated that he would like to see a <br />type of building which di.dn't look like a duplex but rather IIDre like a single family <br />hare. <br /> <br />Mr 0 George Johnson asked if Mr. Ibberts was going to be the owner-developer on this <br />property and he indicated he was. <br /> <br />Mr 0 Vern Johnson questioned if the remaining land woold be sufficient to sustain a business <br />use. <br /> <br />Mt:'. Havard Dahlgren ccmrented that because of the 335 feet of frontage, the potential <br />liability of having only l71 feet of depth to the lot was lessened sorrewhat. As the lot <br />is zoned B-1, a medical or offiCE. type building amId be placed at one end of the lot with <br />the parking to the side of the wilding, a practice which is IYDre acceptable in this type <br />of useo He went on to indicate that should this property rerrain zoned entirely B-1 there <br />would be no legal way for the City to restrict any future businesses traffic fran enter- <br />ing the residential street, Albermarle, and that if a land use change is to be affected, <br />the best place to do this change is at a :rear lot line. <br /> <br />Peoomrendation <br /> <br />Mr 0 Go Johnson rroved and Me 0 Kellett seconded, that the Ccmnission recomrend approval to <br />Paul Roberts request for preliminary plat and rezoning from B-1 to R-2 at 2075 Rice Street. <br />Roll Call, Ayes: Cushing, Kellett, Mastel, Rlkavina, G.
