Nays: None. <br /> <br />Planning File l082 - Paster Enterprises request for rezoning from B-2 to B-3, special <br />use pe:rmi t and variance to setback at l74l Iexington Avenue <br /> <br />Presentation <br /> <br />Mr. HcMard Bever indicated that the applicant was requesting a variance to setback from <br />15 feet to 8 feet, a special use permit to allow auto repair for a CrcMJ.1 Auto Store and <br />a rezoning from B-2 to B-3 to allow the CrcMn Auto Store. He indicated that it was pro- <br />posed to construct a strip center of approximately 25,500 square feet leasable area of <br />which Crown Auto wculd occupy approximately 25% at the north end of the structure. .Access <br />to the site would be fran two points, one across fran the intersection of lbIra Street with <br />lexington, and the other across the street fran the intersection of Dionne Street at <br />Lexington 0 It is the intent of the developer that these leaseable areas would be leased <br />by a boutique type store which wculd have a fast turnover in the nurrber of shoppers and <br />length of stay. <br /> <br />Discussion <br /> <br />Mr. Vern Johnson indicated that it looked like this was a rather tight site to acCOIn-' <br />plish parking vehicle rnoverrent and the store, and inquired as to what other al ternati ves <br />had been looked at. <br /> <br />Mr. Bever replied that he had submitted other alternatives to the owner, however, since <br />their e~rtise was in a strip park center, this is what they are proposing to construct. <br /> <br />Me. Mastel asked what the potential occupancy woo.ld be and it was indicated approxi- <br />mately 50% of the proposed structure had been leased at this tine. <br /> <br />Mr. G. Johnson indicated that he had various concerns about the back side of the build- <br />ing, both in respect to architectural treatrrent and other problems such as trash, <br />collection and delivery. Mr 0 Bever indicated that a solid screen type fence would be <br />oonstxucted with Russian Oli \leS and coniferous type trees planted in that the building <br />would be finished in a knock off block with brick on both the front and back. <br /> <br />Mr. Dahlgren indicated that he had a number of concerns regarding this developrrent, all <br />of which had been oonmunicated to the applicant at various neetings held at the City <br />Hall.
