Johnsor <br />Nays: None 0 <br /> <br />Planning File 1087 - State Farm Insurance request for variances at 1500 Highway 36 <br /> <br />Presentation <br /> <br />Mr. Jim Esser, representing State Farm Insurance, indicated that they propose to expanc <br />their current facilities located on Highway 36. The present building contains approxi- <br />mately 104,000 square feet and the proposed construction contains approximately lOO,OOC <br />square feet. He indicated they are seeking the following variances: <br /> <br />I. A variance to the requirenent to provide a sidewalk extending fran the corner <br />of Ca'cIoorce Street and Albert Street along the west side of Albert to Highway 36 <br /> <br />2. A variance to the number of parking spaces required on the site. He stated that <br />based on experience and surveys on the number of parking spaces needed, they are <br />proposing 908 spaces, whereas 1,018 spaces are required by ordinance. <br /> <br />3. A variance to reduce the prescribed parking stalls for a limited mmber of <br />parking spaces to provide preferred parking areas for those enployees driving <br />oonpact cars 0 He stated that State Farm has adopted a policy of rewarding <br />enployees driving cc::rrpact cars by providing preferred parking areas designated <br />"carpact cars only" near the errployee entrances. <br /> <br />40 Approval to construct the new parking lot in two phases. He indicated that full <br />occupancy is not ~ted until the year 2000. He stated that State Farm would <br />prefer to not construct the entire parking area at this tine, but provide <br />sufficient parking on a phased construction basis. He stated that 778 spaces <br />would be provided at the tirre the building is constructed and space for an <br />additional 134 cars would be graded at the northeast corner of the site and <br />probably constructed in about 1991. <br /> <br />Mr. Esser stated that the exterior brick would be similar to the existing building. <br />He also indicated there would be sidewalk provided adjacent to Camerce Street. In <br />response to a question, ML 0 Esser indicated that State FaDIl was very certain that the <br />number of parking spaces provided would serve their needs. Mr. Esser ccmrented they <br />would be willing to accept a condition that the second phase of the parking lot con- <br />struction would be catpleted if the City determined that a parking problem existed. <br />
