Johnson's suggestion about leaving four <br />lots and increasing the width of the corner lot was a good one. <br /> <br />Mr. G. Johnson camented that he saw rrerit in having the five lots. He stated <br />that it makes a larger corner lot and also that lot 5 would front on avasso <br />Boulevard. <br /> <br />Mr. Mastel indicated he felt the four existing lots were rrore in keeping with <br />the neighborhood. <br /> <br />Mr. V. Johnson camrented that he was persuaded by the petition from the neighbors. <br />He indicated that if there had been no opposition to the proposed re-plat that he <br />would have been rrore likely to vote for recamrending approval. <br /> <br />ReCOITr!EI1dation <br /> <br />Mr. Sirrons rroved and MLs. Dressler seconded, that the Corrmission recorrm::md denial <br />of Jeffrey &x:>re's request for preliminary plat at 2910 Victoria. Nays: G. <br />Johnson. <br /> <br />Planning File 1104 - Ed Cave and Sons request for preliminary plat, rezoning <br />from R-4 to R-l and B-l-B and special use permit at 2489 <br />Rice Street <br /> <br />Presentation <br /> <br />Mr. Sam Cave indicated this was the sane property for which he had previously <br />received approval to construct quadrirroniums and also a rezoning to B-l-B. He <br />indicated that because the proposed quadrirroniuIlls would have destroyed the <br />vegetation, that he had decided to reconsider and is, therefore, proposing to <br />construct the duplexes. He stated that the duplexes would be sold as individual <br />units. <br /> <br />Discussion <br /> <br />r-1r. Dahlgren indicated that at the tine of review of Mr. Cave's Environrrental <br />AssessITent Worksheet it becane evident that the quadrirronimns would not work on <br />the property and that, in fact, it woold destroy the vegetation and terrain. He <br />felt the quadrirroniurns would have been good for Roseville, but that they simply <br />would not work on the property. Mr. Dahlgren cormented that because of the <br />change to duplexes, the cuI de sac had been reduced in length eliminating the <br />need for any filling along the pond on the north. He also indicated that because <br />duplexes need less lot depth, that the cCITl!tercial property along Rice Street can <br />be increased in depth which will make it more adaptable for ultirrate corn:rercial <br />developrrent. He stated he felt everything about the proposed changes were a plus <br />except for the fact that 12 living lots are lost. <br /> <br />Mr. Rukavina ccmnented that he appreciated Mr. Cave's cooperation with the city <br />and the staff and he wished the quadrllroniums . could have been constructed <br />because he felt it would have been gocrl for Roseville. <br />
