He stated that it would be a wood frane building with a wood exterios. <br /> <br />Mr. Rukavina asked if the applicant would confonn to the unifo:rm fire code and also <br />if the building sould be sprinklered. <br /> <br />Mr. Denton stated that the applicant would conform to the fire ca:1e and has <br />incorporated sprinklLTlg into the plans. <br /> <br />Mr. V. Johnson asked if, in preparing the landscaping plan, the applicant had attempted <br />to work out a ccmt'On landscaping concept with M)ther Tuckers. <br /> <br />Mr. Dahlgren suggested that the Victoria Station and Mother Tuckers utilize the sarre <br />type of plantings along the frontage road. <br /> <br />Mr. Denton stated the applicant would be agreeable to this ccx:n:dination and would <br />meet with representatives of M:Jther Tuckers. <br /> <br />Mr. Simms asked how the construction of the sidewalks would be handled. <br /> <br />Mr. Dahlgren stated that there is an existing ditch along the north side of the <br />service road which is only 24' in paved width. The staff is recomrending that <br />the applicant not build a sidewalk at this time since its normal location would be <br />within the ditch itself. 'Ihe Engineering staff has indicated that in the near <br />future it will be necessary to upgrade the width of the service road and that at <br />that tine a storm drainage system will be installed and the ditch covered. <br /> <br />Mr. Dahlgren stated that as cl result, he is reCOITmIDding that the Planning Corrmission <br />authorize the retention of f\mds in an escrow account for the ultimate purpose of <br />constructing a sidewalk rather than requiring construction at this ti.Ire. <br /> <br />Mr. Denton stated that the applicant was agreeable to this con:1ition. <br />Recorrrrendation <br /> <br />Mr. Mastel rroved, Mrs. Dressler seconded, that the Camnission reccmrend approval of <br />Victoria Station request for special use permit and variance to sign setback at <br />2300 Cleveland Avenue with the condition that the applicant su1:mit an anount of funds <br />to be determined by the Public Works Director to the City to establish an escrow <br />account for construction of a sidewalk pending develorxrent of the future storm sewer <br />system.
