He also stated that ne had no objection to <br />consideration of a nultiple use sigh. <br /> <br />Mr. Mastel asked if provisions had been made for a sidewalk around the site. <br /> <br />Mr. Carlson stated that the site plan did show a sidewalk and that this would be <br />constructed with the developrent. <br /> <br />Mr. SiIrons stated that he' shared Mr. Rukavina's concern that the landscaping plan <br />was lacking and that it needed additional shade trees on the site. <br /> <br />Mr. Carlson stated that they were not against trees but were concerned that trees <br />not be placed so as to hide the building. <br /> <br />Rec::cmrendation <br /> <br />c> <br /> <br />Mr. G . Johnson roved, Mr. Mastel seconded, that the Ccmnission recorrmend approval <br />of Fine Associates request for rezoning from R-l to B-l-B and B-1 to B-l-B, pre- <br />liminary plat, special use perot and variance to sign ordinance at 2660 Snelling <br />Avenue. <br /> <br />Mr. SiIrons rroved, Mr. Rukavina seconded, that the rrotion be amended to add the <br />condition that the landscaping plan be reviewed by the City Planner prior to the <br />June 12th council rreeting. Roll Call, on amendment - Ayes: Dressler, G. Johnson, <br />Mastel, Rukavina, SiIrons, V. Johnson. Nays: None. <br /> <br />Mr. Rukavina rroved to amend the rrotion to add a condition that when the adjacent <br />properties are developed that the signs be combined. 1-btion died for lack of second. <br /> <br />Roll Call on the MYtion: Ayes: Dressler, G. Absententions: Rukavina abstained because of uncertainty concerning <br />the importance of the joint sign. <br /> <br />Planning File 1116 - Richard Coverdale request for rezoning fran B-1 to <br />R-3-A, special use permit and variance to setback <br />at 1420 Terrace Drive <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated that the proposed site consists of 3.18 acres fronting on <br />Terrace Drive on the north side an:1 Judith Avenue on the south. The property is <br />zoned B-I and was originally proposed for use by the Knights of Colurribus. <br />Mr. Dahlgren indicated that the applicant proposes to construct a 29 unit apart:Irent <br />building on the site. He stated that proposal had the advantage of maintaining a <br />green area on the eastern portion of the site. Mr. Dahlgren stated that the <br />variance request to the side. yard an attempt to fit the building on the site and <br />avoid the easement. Mr. Dahlgreh questioned whether the variance in this case was <br />necessary and felt that the 15 f(X)t should be maintained. <br /> <br />Mr. Coverdale stated that the building would be approximately 72,400 square feet <br />and would include 29 parking spaces as provided by the ordinance. 'l".C1e exterior <br />of the building would be brick with redwood terraces. <br />
