<br />-4- <br /> <br />A question was asked as to why the plat cane nCM after the building had already <br />been approved. <br /> <br />Mr. Dahlgren indicated that with this type of developrent normally the plat follCJNed <br />the approval of a building plan for the given parcel. <br /> <br />Mrs. Cushing asked why the tennis court developnent didn' t solve the drainage problem. <br /> <br />Mr. Dahlgren indicated that they did not get the building built as they had initially <br />planned, and although this wruld not have solved the overall drainage plan, it would <br />have helped. <br /> <br />Recamendation <br /> <br />Mr. G. Johnson rroved and Mr. Rukavina seconded, that the Carmission reconmend approval <br />of the preliminary plat with the condition that drainage plan and interim pending be <br />corrpleted by Noverrber, 1978. Roll Call, Ayes: George Johnson, Cushing, Dressler, <br />Mastel, Rukavina, SiIrons and V. Jdmson. Nays: None. <br /> <br />Planning File 1127 - Jell Associates request for special use pennit and variance <br />to building height and parking setback at 2540 North Cleveland <br />Avenue (Holiday Inn). <br /> <br />Discussion <br /> <br />Mr. loftsgaarden gave a brief presentation as to the developrent plans he had in mind. <br />'Ihe existing hotel (Holiday Inn) was constructed in 1970. Mr. lDftsgaarden proposes <br />to add an 84 unit addition which will increase his total nmber of units to 261. He <br />also intends to add 106 parking spaces, making a total of 358 parking spaces on the site. <br />'!his land is zoned B- 3 which requires a hotel to receive a special use pem t. The <br />applicant is, therefore, applying for this peoo t relevant to the expanded land on which <br />the building is to be constructed. Since the applicant is considering either a 4-story <br />or a 7-story addition to his building, he is also requesting a variance to the 3-story <br />maximum as required by this district. Because of IIDnetary considerations, the applicant <br />a t this ti.rre is not sure whether he will want a 4 or 7 story building and, therefore, is <br />requesting peoossion to build a 7 story building. <br /> <br />George Johnson asked the applicant about where he would put his sign. <br /> <br />Mr. loftsgaarden indicated that the sign would be located out front along Cleveland <br />Avenue and would be standard size sign. <br /> <br />Mr. Rukavina asked if the building would have adequate protection and be coordinated <br />with the 1bseville Fire Marshal. <br /> <br />Mr. Loftsgaarden said they were working very closely with the Fire Marshal on proper <br />protection of the structure. As of nCM it would appear that the 7 story structure <br />woUld definitely be sprinklered, hCMever, the 4-story structure has sate uncertainties <br />as yet. <br /> <br />Ms. Dressler asked if there would be any windCMS that would open up, or would they be <br />all sealed. <br /> <br />Mr. loftsgaarden indicated that energy codes and safety codes would dictate the type <br />of windCMS that would be installed. <br />
