<br />-11- <br /> <br />I-I with a snaIl area of the southwest corner zoned R-1. '!he parcel zoned R-l is <br />naintained in order to provide a buffer zone for the four existing hares along <br />County Poad C- 2. <br /> <br />Mr. Dahlgren stated that although the applicant proposes to reduce the buffer to <br />93' that with proper screening and landscaping the intent of the buffer would be <br />maintained. Mr. Dahlgren noted that with respect to the question of the floor area <br />coverage the maximum coverage required in I-I zone is 0.3 whereas the proposed <br />coverage is 0.395. Mr. Dahlgren stated that one alternative would be to rezone the <br />total property to I - 2 which has a naximum site coverage of 0 . 4. Mr. Dahlgren suggested <br />that possibly the variance to naximum site coverage woold be rore appropriate than the <br />rezoning to I - 2. <br /> <br />Mr. Robert Johnson indicated thatit was the applicant's intent to build a speculative <br />warehouse on the site. Also it was their intent to preserve a 93' buffer and would <br />nake whatever atteIrpts possible to provide adequate landscaping to protect the adjacent <br />neighbors. He stated that he had Iret with the neighbors directly to the west and <br />hadrecei ved a positive reaction. <br /> <br />Discussion <br /> <br />Mr. Rukavina asked what fire protection would be provided for the building. <br /> <br />Mr. R. Johnson stated that the applicant's intent was to sprinkler tbeentire building. <br /> <br />Mr. Jackson, County Road C-2, asked how the slope problem on the southwest corner <br />would be handled. <br /> <br />Mr. R. Jolmson stated that a 2: 1 slope would be naintained and that landscaping would <br />be provided as shown in his plan. <br /> <br />Mr. Jolmson asked. how tre warehouse facility would affect the traffic along C- 2 as <br />presently a nurrber of prohibitive vehicles were utilizing the route. <br /> <br />Mr. ~re noted that the portion of C-2 west of the proposed site was prohibitive <br />to truck traffic and this prohibition would be naintained. <br /> <br />Recomrendation <br /> <br />Mr. Rukavina roved and Mr. Mastel seconded, that the Cornnission reoorcmend approval <br />of R. Johnson Construction request for rezoning fran R-l to I-I and variance to <br />maximum land coverage at 2335 County Ibad C-2 with the following conditions: <br /> <br />A. That the drainage plan be approved by the City's Engineer. <br />B. That the developrrent be consistent with the site plan and landscape plan <br />assubmi tted. <br />C. 'Ihat the southerly entrance to the property be reviwwed by the City Engineer. <br /> <br />Ibll Call, Ayes: Mastel, SiIrons, Cushing, Dressler, Rukavina, G. Johnson, V. Jolmson. <br />Nays: None. <br />
