<br />-2- <br /> <br />Discussion <br /> <br />Mr. l-bGuire noted that the sanitary sewer line located in Alta Vista Drive <br />is at such a grade that hones located on the new lots would have difficulty <br />using it without the installation of lift stations. It was suggested that a <br />10 foot utility easenent be provided on the west side of the property. This <br />would permit the installation of another sanitary sewer line which the new <br />hones could use by gravity f1CM. <br /> <br />Mr. Connelly indicated that he had no objection to granting the 10 foot <br />utility easerrent. <br /> <br />A resident at 1883 Alta Vista Drive asked if he could be assured there would <br />be no variances requested for construction of hones on the proposed lots. <br /> <br />Mr. V. Johnson indicated the Planning Corrmission could not give assurance that <br />variances would not be applied for in the future. <br /> <br />Mr. Don Buckman, Pine View Court, expressed concern that any fill that would <br />occur for constructing the hones would spillover onto his property and kill <br />the trees. <br /> <br />Mr. Connelly responded he was certain there wcsplenty of room to do any filling <br />that would be required to construct the hones. He noted that the lots were very <br />deep. <br /> <br />Reccmrendation <br /> <br />Mr. G. Johnson ITOved and Mr. Silrons seconded, that the Conmission recormend <br />approval of Connelly and Canpion I s request for preliminary plat at 1870 Alta <br />Vista Drive with the following conditions: <br /> <br />1. That an additional 10 feet of right-of-way be dedicated on Alta Vista <br />Drive <br /> <br />2. That the St. Paul Water Works property (40 foot wide strip) be shCMrl <br />as CMrled by the Water Works rather than as an easenent. <br /> <br />3. That the property CMrled by Mr. Canpion north of the 40 foot strip be <br />platted as an outlot. <br /> <br />4. That 10 foot drainage easenents centered on each side lot line be pro- <br />vided and that a 20 foot drainage easenent along the rear property line <br />of Lots 2, 3, 4 and 5 be provided. <br /> <br />5. That a 10 foot utility easerrent be provided on the western portion of <br />the property with the specific location to be determined by the Public <br />Works Director. <br /> <br />Roll Call, Ayes: Silrons, G. Johnson, Dressler, Mastel, Cushing, Rukavina, <br />V. Johnson. Nays: None. <br />
