<br />-2- <br /> <br />Discussion <br /> <br />Mr. McGuire indicated that an additional 10 feet of right-of-way is needed on Fairview <br />Avenue. He also indicated that the drainage plan for the site has been completed to <br />the satisfaction of the engineering depart::Irent. <br /> <br />Mr. Cliff Lund, representing Foberts Construction, indicated that the building would <br />be used for manufacturing and warehousing and that it would be constructed of concrete <br />blocks with brick on the front. He stated that the building would be sprinklered. <br /> <br />Mr. Marvin Sellars, 1784 Millwood, stated he was not satisfied with the aIrOunt of <br />parking provided. He felt there would not be sufficient parking if the primary use of <br />the building was for offices. He also inquired hOtV' the drainage of storm water would <br />be handled and where it would go. <br /> <br />Mr. McGuire explained the storm water drainage plan for the site. <br /> <br />Mr. Lund indicated thatit was hard to say exactly hOtV'much of the building would be used <br />for warehousing and hOtV' much for light industrial. He stated that based on their ex- <br />perience with similar types of buildings in the City, there would be rore than adequate <br />parking on this site. <br /> <br />Mr. Bill Lavonne, resident across Fairview Avenue, stated that he could not see the <br />necessity for the variance. <br /> <br />Mr. Sirrons indicated that perhaps the building could be constructed on the north side of <br />the property rather than the south. <br /> <br />Mr. Lund responded that they would have preferred to construct the building on that side <br />of the property, but that a sewer line easerrent prohibited it. <br /> <br />Mr. Lund indicated that the roof of their proposed building would be approximately 8 feet <br />belOtV' the roof of the roller rink building. He stated that the roller rink building would <br />be 20 feet from the proposed building. <br /> <br />Mr. Fon Hanzal, resident across Fairview Avenue, commented that the roller rink does not <br />take care of the property on the north side of the building and he was hopeful Roberts <br />would rrore adequately maintain their property. <br /> <br />Mr. Lund stated that they would sod and maintain the 10 feet on the south side of <br />their building. <br /> <br />Mr. Sirrons stated that the sod in that area would have a difficult time growing because <br />of the shade fran the adjacent building. <br /> <br />Mr. Dahlgren suggested that perhaps a gate which would permit entrance by errergency <br />vehicles could be constructed, at the south end of the roller rink and the proposed <br />building, connecting the two buildings. He stated that this would improve the aes- <br />thetics of the area and also reduce the canyon effect between the two buildings. <br /> <br />Mr. Rukavina stated he was concerned about having brick only on the front and that <br />the other three sides are only concrete block. <br />
