'Ihat the developrrent include a 5 foot high gate connecting the northeast <br />corner of the roller rink building and the southeast corner of the proposed <br />building. Johnson, Dressler, Mastel, Cushing, Sirrons and V. <br />None. <br /> <br />Planning File 1170 - Fine Associates request for rezoning from R-l to B-l and <br />variance to building height at 1475 County Foad C <br /> <br />Presentation <br /> <br />Mr. Follin Crawford, attorney representing Fine Associates, indicated that the appli- <br />cant is proposing to rezone from R-l to. B-l for the construction of a corporate head- <br />quarters for Comten Corporation. Mr. Bruce Carlson, Fine Associates, reviewed the <br />boundaries of the property proposed to be purchased by Comten and indicated that as the <br />property o..vners they were very happy to be able to present such a fine proposal for <br />consideration by the City. <br /> <br />Mr. Deets Middlestadt, representing Comten Corporation, indicated that the proposed <br />facili ty would serve as a headquarters for their corporation. He stated that if the <br />rrerger with NCR Corporation is approved by the Comten share holders, that Comten would <br />be operating as a wholly o..vned subsidiary of NCR. He stated that the proposed develop- <br />rrent had been reviewed with NCR. <br /> <br />Mr. John Albers, representing the Rauenhorst Corporation, architect for the develop- <br />rrent, reviewed the plan in detail. He reviewed the proposed storm water drainage plan <br />and indicated the flow of water from the site. He stated that they have atterrpted to <br />use the natural attributes of the site by preserving as many trees as possible and <br />orienting the proposed building in the area of the pond. He stated they have located <br />the building in the northwestern portion of the property to protect the neighborhood <br />to the east as much as possible. He reviewed the landscaping plan and co:rmented that <br />they propose to construct a berm and extensive landscaping on the eastern portion of the <br />property between the parking lot and the residential area. He said this would serve as <br />an effective screen for the neighborhood. He also reviewed the proposed floor plan for <br />each of the five floors of the building. The building will be 185,000 square feet on <br />approximately 15 acres. The building will have an all brick exterior and there will be <br />no rrechanical equiprrent on the roof. <br /> <br />Discussion <br /> <br />Mr. Carlson indicated there will be no access onto Pascal Avenue and that all entrances <br />and exists would be on the proposed service road. <br />
