<br />-2- <br /> <br />Mr. Jim Sedwick, 960 Burke, contrented that he rroved to Rosevil1e because of <br />the open space. He indicated he would like to see the property remain as is <br />and felt that this would be setting a precedent for IIDre deve10prrent on the <br />street. <br /> <br />Mr. M::Guire indicated that the Public Works Department was requesting a dedication <br />of an additional 10 feet on County Road B and 30 feet on Burke. <br /> <br />Mr. Rukavina inquired as to what the mini.rm.1m square footage was for interior <br />lots. Mr. Dahlgren responded that it was 11,000 square feet. <br /> <br />Mr. V. Johnson indicaterl that if the proposed property line were rroved10 feet <br />to the north it would nake the lot fronting on Burke lWenue, 10,950 square <br />feet, which is only 50 feet short of the required lot size. Because it was <br />uncertain as to the exact distance from the rear of the existing home to the <br />proposed new lot line, Mr. V. Johnson suggested that the distance be determined <br />and provided to the Council for their public hearing on this natter. <br /> <br />Mrs. Cushing indicated that it seerred to nake sorre sense to keep the back yard <br />rather large for the existing house fronting on County Road B. <br /> <br />Mr. Rukavina cormented that it would be nice to retain the property as open space <br />as requested by one of the neighborhood residents, hewever, it is not owned by <br />the public bu by a private individual. <br /> <br />Recomrendation <br /> <br />Mr. G. Johnson IIDved and Mrs. Cushing seconded, that th Corrmission recozrm:md <br />approval of 'Ihonas Short's request for division of lot at 990 County Road B <br />with the condition that 30 feet of additional right-of-way be dedicated for <br />Burke Avenue and 10 feet of additional right-of-way be dedicated for County <br />Road B. Roll Call, Ayes: G. Johnson, Sirrons, Cushing, Dressler, Mastel, <br />Rukavina and V. Johnson. Nays: None. <br /> <br />Planning File 1175 - Paul Roberts request for division of lots at 2062, <br />2072, 2082 and 2092 Albermar1e Street <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated that these four lots had previously been rezoned to <br />Roo 2 for duplexes. Mr. Roberts new proposes to divide each of the four lots <br />in two so that he will be able to sell each of the duplex units separately. <br />Mr. Dahlgren corrmented that this was comron practice today and that it neant <br />that each unit in the duplex would be owner-occupied. <br /> <br />Discussion <br /> <br />Mr. G. Johnson comrended Mr. Roberts on a very attractive duplex that he has <br />already constructed on one of the lots. <br /> <br />Recomrendation <br /> <br />Mr. Rukavina rroved and Mrs. Dressler seconded, that the Commission recormend <br />approval of Paul Robert's request for division of lots at 2062, 2072, 2082 and <br />2092 Albemarle Street. Roll Call, Ayes: G. Johnson, SiIrons, Cushing, Dressler, <br />Mastel, Rukavina and V. Johnson. Nays: None. <br />
