Johnson. <br />Nays: None. <br /> <br />Planning File 1193 - Gerald Schwartzbauer request for division of lot at 770 <br />County Road C <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated that the applicant pro}XJses to divide his lot and create <br />two single family hOnE lots. TIle existing horre would front on County Road C and <br />the newly created lot would front on Avon Street. The new lot would be 11,000 <br />square feet in area. <br /> <br />Discussion <br /> <br />Mr. V. Johnson asked if there would be sufficient area between the existing house <br />and the proposed new property line for the platting of another lot. <br /> <br />Hr. Dahlgren indicated that it was theoritically possible to divide the property <br />and create another lot, if the property ovmer would \'lant to do so in the future. <br /> <br />Mr. ~cGuire indicated that because of the need to assure that proper drainage is <br />provided in the area, that 10 foot drainage easements be provided on all four sides <br />of the new" lot. Hr. H::Guire also indicated thatlO feet of additional right-of-way <br />is needed on County Road C. <br /> <br />Paul and Rosemary Arntzen submitted a letter to the cOlT1fl1ission indicating their <br />opposition to the proposed division because of the water problem that it would <br />create. <br /> <br />Mrs. Kirschov, 750 County Road C, indicated that the proposed new lot had at one <br />tine been a pond and that it had been filled. She asked that very careful con- <br />sideration be given of the drainage for the area. <br /> <br />I'1r. V. Johnson indicated that if the Commission decided to recoTIlfT'end approval <br />of the request that:it could be subject to the review of the Engineering Departrrent <br />before the final location of the new" lot line is determined. <br /> <br />Mr. Clair larson, 753 P.ose Place, indicated that he had no objection to the proposed <br />division of lot, but that his concern \vas regarding the drainage of the water in <br />the area. He felt that any house built on the neH lot vIould have a water problem. <br /> <br />The horreowner at 757 Rose Place indicated he had no objection to the proposed <br />division as long as the water drainage is handled as it has been in the past. <br /> <br />HecoITl!rendation <br /> <br />I'1Jr. G.
