Nays: None. <br /> <br />Planning File 1194 - Ernest BurrCM request for division of lot at 2474 Hamline <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated that the applicant proposes to divide the lot into two <br />single family hone lots. The lot with the existing home would contain 22,612 <br />square feet and the newly created lot would have approx.i.rrately 35,800 square feet. <br />'Ihe newly created lot would be L shaped with a frontage of 72 feet on Hamline Avenue <br />and the large area to the rear of the property vlhere a home could be constructed. <br /> <br />Discussion <br /> <br />Mr. Gordon .Hartin, 1312 Willow Circle, inquired as to how the sewage would be <br />handled. <br /> <br />!>1r. Jim Nierrec of Nierrec and Burrovl, indicated that no decision had been made <br />on ho\v the sanitary sewer service would be provided. <br /> <br />Hr. 1-1artin indicated he felt a lift station would be required because of the <br />elevation of the lot. <br /> <br />Mr. !-t:Guire COI'f1ID2ntm that it vlOuld be possible for the new hOITE to use a lift <br />station if it were require d. <br /> <br />~1r. Martin stated that when an individual had called the Nierrec and Burr()\.v Real <br />Estate office that they were told the trees could be cut down so that they could <br />see v.Ji11arl Pond. He indicated that those trees are on City park property and <br />wondered how they could be cut dO\\7n by a private individual. <br /> <br />~J1r. VcGuire indicated that the private property owner could not. cut down the <br />trees from the park property. <br /> <br />Hr. Hichard Nelson, property owner directly to the south, indicated he was <br />concerned that the house could be built close to his property line which would <br />be adjacent to his back yard. <br /> <br />Hr. Dahlgren comrented that there could be a condition placed on the approval <br />that the setback on all four sides for the rear portion of the lot be 30 feet. <br /> <br />Hr. Torn f1::Donald, 1331 willa.v Circle, indicated that if a house were to be <br />constructed on the rear portion of the lot that there would probably be quite <br />a bit of fill required. <br />
