<br />-6- <br /> <br />Mr. M::Guire corrrral'tea that there would be no encroachIrent of the pond with the <br />proposed road and that the Public Works ~partrrent would not permit additional <br />filling of the pond. ~1r. ~Guire also indicated that the Public Works DepartIrent <br />recommends that 17 feet of additional right-of-way be dedicated for Rice Street, <br />that drainage eaSeITents be provided on each lot line and that a ponding easerrent <br />be obtained on the pond to elevation 952 feet. <br /> <br />j\1r. G. Johnson indicated that the back of the proposeCl buildings could be seen <br />from the other side of the pond and suggesteCl that all four sides of the building <br />should have similar Iraterial. <br /> <br />Mr. Larson responded that all four sides would be the sane. <br /> <br />Mr. Rukavina asked what type of exterior lighting would be us ed. <br /> <br />Mr. V. Johnson indicated that a condition could be placed on the approval <br />requiring that all lighting be designed so that the source of light not be <br />visible off the property. <br /> <br />Hr. Pat Ryan, 220 Transit, asked what the proposed sign for the restaurants <br />would be like. <br /> <br />l'-1r. larson responded that the sign had not yet been designed. <br /> <br />Br. Ryan felt that without this info:r:mation the Planning Commission should not take <br />action until the information regarding the sign was provided. <br /> <br />f.1r. Dahlgren indicated that a sign of 100 square feet and 25 feet high would be <br />permitted. <br /> <br />!1r. ~1astel asked what the hours of operation would be for the restaurants. <br /> <br />Mr. Hay!brgan indicated that the Gaxebo's are cornrronly opened from 11:00 AM <br />to lO:OO PB; however, the law does not permit a limitation on the operator to <br />those hours. <br /> <br />Nr. Ieonard Steffano indicated that the hours of operation for the Mr. Donut <br />were up to the franchisee, but ItDre than likely it would be 24 hours a day. <br /> <br />Mr. Sirrons suggested that the sign design be provided to the Council at the <br />Council hearing. <br /> <br />Mrs. Dressler indicated that she was concerned about the developrrent of this <br />corner. She felt that if the first developrrent was not of a high quality, that it <br />\vould be difficult to obtain high guali ty for the remainder of the parcel. <br /> <br />P.ecornrrendation <br /> <br />Mr. G. Johnson ITOved and Mr. Rukavina seconded, that the Corrrnission recomrend <br />approval of Ja.rres House's requestfor special use permit, preliminary plat and <br />variance to sign setback at 2411 Ri~ Street with the following conditions: <br /> <br />1. 'lliat 17 feet of additional right-of-way be dedicated on Rice Street <br />fran County Road B- 2 to Transit Avenue. <br />
