<br />-3- <br /> <br />Planning File 1201 - Roberts Construction, Inc. request for special use permit and <br />variance to floor area ratio at 2805 Fairview <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated that the applicant proposes to construct two office buildings and <br />a warehouse building on the subject property 0 Because IIDre than one building is being pro- <br />posed on this lot it must have Planned Unit Developrrent approval. Addi tionally, this <br />property is within 300 feet of Langdon Lake and must have shore land zoning approvaL '!he <br />warehouse building which is on I-I zoned land must have variance approval to floor area. <br />Floor area in I-I zoned property is required to have a ratio of .3. The proposed warehouse <br />is at a ratio of .36. <br /> <br />Mr. Dahlgren further indicated that he is proposing that IIDre plantings be done along the <br />north of the buildings, as well as the west side of the property, so that screening is <br />achieved between the proposed building and single family property to the north and park <br />area to the west. <br /> <br />Mr. Cliff Lund, representing Roberts Construction Canpany, indicated that the office build- <br />ings would be one story and be approximately 4 to 6 feet above current elevation. <br /> <br />Discussion <br /> <br />V. Johnson introduced a letter from C. W. Transport indicating their concerns on drainage <br />in this area. <br /> <br />Mr. Honchell indicated that gi \'en the current design f this should not be a problem, and <br />Mr. Lund indicated that they had received approval from the Rice Creek Watershed District. <br /> <br />Mrs. Dressler asked if there was room enough to permit backing out and turning in the <br />parking areas. <br /> <br />Mr. Lund indicated that there was. <br /> <br />Mr. Judkins of l65l Fai:rview indicated concern over the material to be used. <br /> <br />Mro Lund indicated that this would be brick exterior all the way around. <br /> <br />Mr 0 Davidson of 1866 County Road C- 2 asked about the ponding area and indicated concern <br />over the lack of a fence. <br /> <br />Mr. Lund indicated that there would be catch basin in the ponding area and no water would <br />accum.l1.ate there. <br /> <br />Mr. Smith of 1876 County Road C-2 requested that the color of the brick be earth tone. <br />He also indicated concern over the type of air conditioning that would be used and the <br />noise therefran. <br /> <br />Mr. Lund indicated that they normally did not put in roof top air conditioning in this type <br />of building and that it would IIDst likely be on the groundo <br /> <br />Mr. Dahlgren indicated that City Code required that no perceptible noise reach beyond the <br />property limits and that this would be recourse in case of any problems. <br /> <br />Mr. Briesler of C. W. Transport, requested that a gutter be constructed along the south <br />side of the property to take care of any runoff. <br />
