'll1e access on the east off Fairview Avenue provides for left turn access. <br /> <br />Mr. Dahlgren further indicated that the access portion of the property on the east side <br />was being considered by the service station as either a purchase or a lease to provide <br />them with access from the left turn off Fairview Avenue, <br /> <br />Mr. Todd Nauachek, Operations Manager of Rax, InCa then explained what type of restaurant <br />Fax is. Basically it is a roaSt beef sandwich restaurant with rrost of its business coming <br />from sitdCMn clientele. <br /> <br />Va Johnson asked if there was going to be a fence or any separation between the restaurant <br />and the service station and whether any agreerrent had been made between the service station <br />and the restaurant for parking of cars by the service station. <br /> <br />Mr. Nauachek indicated that sorre of the area to the north of the service station along the <br />access provided by the eastern part of the property may be used for parking by the service <br />station. <br /> <br />G. Johnson indicated concern that there be no lot split that would provide a buildable <br />lot in this area. <br /> <br />Mr. Sim:ms requested that car stops be provided along the middle portion of parking that <br />will occur in the middle of the parking area. <br /> <br />Mrs. Dressler requested that bicycle parking be provided. <br /> <br />Mr. Sllrons requested that a sidewalk be provided along the north side of the northeast <br />entrance road. <br /> <br />Mr. Rukavina indicated concern for the access from the east and the left turn at this <br />area. <br /> <br />Mr. Honchell indicated that the applicant was aware that the rredian on Fairview could be <br />extended northward which would cut off left turn access and that he was willing to take <br />that chance. <br /> <br />Recamendation <br /> <br />Rukavina !roved and O.1Shing seconded, that the Conmission recornrrend ayproval of the <br />Construction 70 request for rezoning from I-I to B-2 and special use permit at l875 <br />County Road B-2, with the fOllCMing conditions: <br /> <br />1) 'Ihat the site be developed in accordance with the plan presented. <br />2) 'Ihat bicycle parking be included in the plan 0 <br />3) That car stops be provided between the stalls along the center of the Parking area <br />in the middle of the property to the east of the building. <br />4) 'Ihat a sidewalk be constructed on the north side of the northeast entrance road. <br /> <br />Roll Call, Ayes: Dressler, Sinons, G. Johnson, Cushing, Mastel, Rukavina, V. Johnson. <br />Nays: None. <br />
