<br />-3- <br /> <br />RecOIllTEndation <br /> <br />Mr. Rukavina IIDVed and Mr. G. Johnson seconded, that the Corrrnission recorrnend <br />approval of 01' ~xico, Inc. IS request for special use permit at 1754 North <br />Lexington Avenue with the condition that no dancing be permitted. Roll Call, <br />Ayes: CUshing, Dressler, G. Johnson, Mastel, Rukavina and SiIIDns. Nays: <br />V. Johnson. <br /> <br />Mr. V. Johnson indicated that he was not opposed to the application for the Iive <br />entertainmant but that he voted no because he thought it would be wise to have <br />a condition that the parking situation be reviewed after 3 or 4 rronths to see if <br />it was working and to assure that Dr. Kennedy I s problem had been resolved. <br /> <br />Planning File 1243 - Sigma Con (Red IDbster) request for special use permit <br />at 2330 Prior Avenue <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated that the Red IDbster Restaurant prop:>ses to construct <br />an addition to their existing restaurant which will add 65 seats to the dining <br />room. He indicated that the Conrnission had previously received copies of a <br />developrrent proposal from the appIicant. <br /> <br />Mr. Ed Roma, representing the Red IDbster, indicated that they propose to make <br />some cosmetic changes in the building including the addition of shutters, some <br />p:>st pilings in the front of the restaurant and painting the building. He <br />stated that the proposed addition is 843 square feet and will add 65 seats. <br />The existing building is 6,800 square feet with 220 seats. <br /> <br />Mr. Rorra corrnented that the existing site includes sufficient parking spaces <br />for the size of the restaurant and there will be sufficient spaces after the <br />addition is corrpleted. He indicated that there are 137 parking spaces on the <br />site and with the proposed addition, 77 spaces would be required by the City <br />code. He comrented that as a result of the proposed addition they do not anti- <br />cipate adding rrore customers, but they hope to seat people IIDre quickly and <br />reduce the waiting tirre for their customers. He indicated that the restaurant <br />does not have a lounge, meaning that there is faster service and the parking <br />spaces turn over much quicker. <br /> <br />Mr. Roma reviewed various statistics regarding the Red IDbster Restaurant, <br />including hourly customer counts, average party size, and weekly customer <br />accounts . <br /> <br />Discussion <br /> <br />Mr. Rukavina asked where the Red IDbster errployees presently park. <br /> <br />Mr. Rama responded in the existing parking lot. <br /> <br />Mr. G. Johnson corrnented it appeared that newly opened restaurants experience <br />a much higher customar count and that this gradually levels off, which seerred <br />to be the case for the Red IDbster. <br />
