<br />-2- <br /> <br />various proposals in the past ten years or so. One of these proposals <br />achieved final approval by the Council in the past, but building had never <br />gone ahead on the site. He indicated that Mr. Evenson had acquired this <br />property and had discussed on numerous occasions various proposals for this <br />site. The current proposal is for a 120,000 square foot office building <br />which is four stories high, and a ten story hotel. The office building would <br />be constructed in the first phase and the hotel in a second phase with other <br />alternatives to the hotel being possible. Mr. Dahlgren allowed that the <br />applicants were present and prepared to discuss the plans for this site and <br />thought it best that they explain rather than he trying to explain the new <br />proposal. <br /> <br />Mr. Terry Evenson then explained the overall plan for this site, calling upon <br />the architects of the buildings and landscape and on consultant for storm water <br />drainage and retention and traffic control to comment on those aspects of the <br />plan. <br /> <br />Mr. Drown indicated that the City had studied the plans and concurred with the <br />conclusions of the storm water drainage study and the traffic study. <br /> <br />Discussion <br /> <br />Mr. Simons questioned the planting proposal, indicating that it may be difficult <br />in several instances to save the trees on the site and that in any case the <br />nature of the trees may warrant substanti~l replanting with trees of similar <br />size in order to preserve the nature of the site. <br /> <br />Mr. Dahlgren suggested that the planting be approved by the city staff once <br />the buildings have gone up and it was known which trees were going to be saved <br />and which could not be. <br /> <br />Mr. Simons also asked whether the plan as currently proposed, that is, an <br />office building and a hotel, was final or whether there could be the construction <br />of two office buildings at this site. <br /> <br />Mr. Dahlgren indicated, with the concurrence of Mr. Evenson, that the current <br />plan was for an office and hotel and that should that plan change, it would have <br />to be brought before the Planning Commission in the future. <br /> <br />Mr. Rukavina inquired as to the proposed surface of the building. <br /> <br />Mr. George Rafferty. the architect for the buildings, indicated that no final <br />selection had been made but that some type of ~ightly reflective surface was <br />being proposed and further study would be made on that matter. <br /> <br />Several individuals from the neighborhood to the north of County Road B-2 <br />were present at the meeting and had questions concerning the access to the <br />site and the traffic problems inherent in the proposed access. The traffic <br />en91ineer present at the meeting and Mr. Dahlgren commented on these concerns <br />indicating that in the future it may be necessary to construct various signals <br />at the entrance to the site, or further west at the access road to Snelling <br />off County Road B-2. It was further indicated that the road was set to handle <br />40% more than was projected at the peak hours in the evening should both the <br />office building and hotel be constructed on the site. <br />
